Description
The post holder will have responsibility for the management of small and new works schemes across all UHNM sites. Primarily based at The Royal Stoke Hospital also covering County Hospital and any SLA buildings.

Provide a comprehensive and flexible service, undertake the supervision, planning and allocation of works to relevant trade staff and contractors, design and project management of minor building and engineering works schemes.

The post holder will be required to deputise for the Building Maintenance Manager and act as an Authorised Person in their field of responsibility such as Asbestos Management and Health and Safety.

The post holder will need to work in close partnership with a variety of internal clients, external stakeholders, statutory bodies, consultants and contractors and will need excellent communication and negotiation skills along with a high level of technical knowledge.


Day to day management and prioritisation of minor new works schemes, planning and working closely with Contract Admin Support Manager and Building Maintenance Manager.

Surveys, specifies and formulates feasibilities from client briefs for minor works projects, adaptations and improvements to ensure best value and outcome of clients needs are understood and met.

Works closely with and provides support to operational trade and management staff or capital design team. To provide technical advice and problem solving across a range of Estates related disciplines. Assist with any issues as they arise across all site locations.

  • Procure small and new works using a range of tools such as the measured term building and engineering contracts and manages individual schemes in line with the contract particulars. Has a good understanding of contract administration and management of contracts.
  • Provides technical advice in sphere of expertise to estates maintenance staff, contractors, consultants and clients to ensure compliance with legislation, guidelines and procedures as required.
  • Ability to prioritise work load and schedule contractors based on need or risk with good organisational skills.
  • Assist the Building Maintenance Manager with the timely execution of cyclical programmes and have a flexible approach to achieve goals.
  • Assist the Building Maintenance Manager in the development of Estates strategy relating to building elements of the estate such as cyclical maintenance planning and implementation.
  • Be able to work autonomously and as a valued team member with good decision making skills.
  • Undertake condition surveys, environment audits, evaluate reports, prepare specifications for repair works. Identify where works exceed financial constraints and produce capital bids with sufficient information and present to relevant user groups.
  • Manage budgets to individual schemes ensuring compliance with trust SFIs.
  • Undertake additional training and continued CPD accessing relevant information from a range of sources. Take personal responsibility to increase knowledge, skills and techniques to meet personal and organisational needs.
  • Good computer skills use AutoCAd, Microsoft Office software and assist in the implementation and continued use and development of Operational BMS, CAFM and compliance related systems.
  • Lead on client / consultant meetings in relation to minor and new works and record relevant information on completion ensuring updates to site related operational documentation e.g. service drawing updates, log book updates, CAFM system updates building O&M manual updates.
  • Ability to perform in pressurised circumstance in a busy environment, able to understand and analyse a range of information in varying formats.
  • Form good working relationships with members of Operational, Capital and Clinical teams. Lead specialist consultant and contractors and ensure trust core values; Together, Compassion, Safe and Improving are followed. Have a positive attitude to encourage effective working relationships with estates and all departments.
