Description

A key member of the Wincanton Property Team delivering and supporting across the work of the Property Team which operates as a matrix service provider across the Wincanton organisation.


This role will work in conjunction with third party consultants to ensure Wincanton Property projects are managed efficiently & effectively.

The post holder will be the 'intelligent client' using external resource to flex capable bandwidth to deliver property projects on time & budget as Wincanton's business needs require.

Working closely with other Departments will be essential. Ensuring correct processes are implemented and followed to deliver successful project outcomes. Knowledge & experience of project management and the ability to communicate and influence are essential.

The role will liaise closely with external projects teams/consultants and will provide Wincanton advice & input on all matters of property project management.

It is essential that the post holder be aware of the capabilities and purposes of all aspects of the professional teams that are required to successfully deliver projects.

The role will continually explore & promote the latest innovations as we develop the Wincanton property portfolio for ourselves & our customers.

ESG with focus on sustainability and decarbonising the property portfolio is a key theme. The ability to see, champion and lead the bigger picture as Wincanton continues to grow.

In addition to the above this role will manage the day-to-day facilities function for the Chippenham office.


Key Objectives

  • To promote an effective value adding property support function within the Group Property Department
  • Liaison with the projects consultants in the supervision of contractors
  • Liaison with internal business clients to ensure programme & budgetary targets are met
  • To work closely with the Business Development function providing budgetary costing and other information quickly & accurately
  • To develop both internal & external relationships with preferred suppliers regionally and nationally in anticipation of Wincanton's strategic growth plans. Help grow capability & knowledge in external teams that help Wincanton grow.
  • To develop, communicate and implement clear projects process across the UK&I
  • Manage effectively the Facilities function for the Chippenham office with emphasis on driving value without compromising the working environment

Key Tasks

  • Ensure that all works are dealt with efficiently, effectively and economically within an established programme and budget
  • Forward financial and economic planning support to meet business planning requirements
  • Ensure any works operate in compliance with company procedures, policies, best practice and any legislation current at the time
  • Advise Wincanton & our Customers of compliance requirements, statutory & industry best practices
  • Always seek to reduce costs across our property portfolio
  • Be curious, bold, and lead change where it delivers commercial benefit. Be a property champion for ESG initiatives such as solar and EV charging points across our property portfolio

Range of Services

  • Provide and oversee technical due diligence to support acquisitions
  • Carry out surveys and feasibility studies
  • Prepare & negotiate schedules of condition
  • Provide advice on building defects and fault diagnosis
  • Negotiate dilapidations schedules mitigating Wincanton financial exposure.
  • Advise on strategic maintenance planning & implementation
  • Brief & supervise external consultants
  • Provide advice on CDM Regulations, Health & Safety, Risk Assessments and Fire Certificates
  • Project manage and ownership to deliver fitout, dilapidation and capital projects with focus on:
  • Design management and coordination
  • Define works and specification
  • Procurement and construction contract negotiations
  • Cost estimation, budget planning and reporting
  • Manage and report on risks with focus on quality compliance, programme and cost control
  • Compliance with Construction Health & Safety Regulations Compliance with Statutory Regulations
  • Building, Town Planning, Fire & Environmental

The Individual

  • A Chartered Building Surveyor (MRICS) or Chartered Member of the CIOB
  • A proven track record of working and leading teams within the construction & facilities field
  • Experience in contract negotiation, administration and a working knowledge of all applicable laws & regulations is required
  • Strong commercial acumen
  • Ability to work autonomously
  • A requirement to travel as the role demands
  • Tact & understanding
  • Knowledge of construction services and maintenance contracts.
