Your Role
They are looking for a skilled Supervisor to autonomously carry out the day-to-day Maintenance of their building in Liverpool whilst still receiving full support from the General Manager (GM).
You will be responsible for maintaining the highest standard of the building, grounds, and physical plant, with particular attention towards safety, security, asset integrity, and the well-being of all residents.
As a result, you must be a competent, reliable, trustworthy maintenance supervisor interested in the property management, and the success - as well as challenges - this brings.
As an ambassador of the brand on site, you will be creating a professional, welcoming environment for all who reside, visit, and work in the building.
Summary:
Your goal will be to ensure that facilities are always in a good and safe condition.
What you'll be doing
- Performing routine and extensive preventative/reactive maintenance to all parts of the building, grounds, structures, and plant room, ensuring they are maintained to the highest standards of repair & cleanliness
- Ensuring adherence to safety regulations and company policy and standards, managing and maintaining all statutory testing records
- Preparing a comprehensive PPM Schedule. Ensuring necessary inspections of lifts, boilers, etc., are carried out and records maintained
- Communicating each day's activities and reporting any serious maintenance problems, unusual findings, or safety hazards immediately to the GM
- Completing tasks/tickets assigned on the property management system (PMS) and communicating with residents to resolve maintenance issues
- Carrying out daily/weekly building check lists including all public areas and all plant rooms
- Inspecting building systems, e.g. ventilation, heating, etc., and facilities periodically to determine problems and necessary maintenance
- Preparing weekly maintenance schedules with the GM in preparation for checkIns and checkouts
- Developing and maintaining relationships with contractors and suppliers, and negotiating reduced rates
- Maintaining maintenance inventory and requisition parts and supplies as needed Being on call and responding effectively to emergencies, attending site, if out of hours
- Ensuring all repairs are carried out 'in house' where possible or by contractors, if not possible, based on numerous quotes. All external contractors are to provide RAMS and are to be overseen by yourself
- Reporting work related accidents or other injuries immediately upon occurrence to the GM; ensuring that the accident and near miss books are up to date and available
- Ensuring regular testing and management of the site's safety systems, e.g. fire alarm, emergency lighting, as well as annual PAT testing
- Detecting and undertaking repairs and maintenance tasks to a highquality, including electrical works, plumbing, joinery, carpentry, painting, decorating, and lighting
- Following property specific procedures for handling emergency situations, e.g. evacuations
- Assembling and relocating furniture as required, as well as moving other heavy items around the building when necessary
- Developing and maintaining positive working relationships with others, supporting team to reach common goals, and listening and responding appropriately to the concerns of other employees
- Performing other reasonable job duties as requested
Your Background
- 3 years' experience as a maintenance manager/supervisor or in a similar role in property management or hospitality
- Strong technical knowledge of all building systems (electrical, plumbing, heating, and ventilation) Indepth knowledge of Health & Safety and Building regulations
