Asset Management

Principal Objective of Position:


The primary function of the Asset Manager is to assist in all aspects of the administrative, financial, capital and operations of the assigned portfolio.


Essential Functions:
Oversee local third party property managers and leasing agents.
Propose goals and objectives for each property.
Assist in the preparation and approval process of property operating budgets.
Monthly, quarterly and annual reporting of the portfolio.
Monthly review of operating statements.
Assist in the due diligence and underwriting of potential acquisitions.
Financial analysis, market studies and industry standard reporting (i.e. variance reporting, discounted cash flows, IRR's, etc.)

Contacts and Liaisons:
This position comes in contact with senior management, vendors, etc. Diplomacy, tact, and a helpful, positive, professional presentation and attitude are required.
Should be responsible for the daily and long-term strategic management of software and technology-related hardware within the organization.
Licensing knowledge and product use rights for MS, Oracle, Symantec, Adobe, etc.
Copyright knowledge for software licensing
Software Asset Management knowledge and experience
Should be capable of planning, monitoring, and recording software license and/or hardware assets to ensure compliance with vendor contracts.
Should assist in forming procurement strategies to optimize technology spend across the organization.
Should develop and implement procedures for tracking company assets to oversee quality control throughout their lifecycles.

Should develop and maintain the policies, standards, processes, systems and measurements that enable the organization to manage the IT Asset Portfolio with respect to risk, cost, control, IT Governance, compliance and business performance objectives as established by the business.

Investigation and clarification with the software publishers
Create documentation of operational concepts, workflows, etc.


Training/Education:
Bachelor's Degree required with a concentration in business, finance, accounting and/or real estate.
Industry Accreditations Preferred (CCIM, etc.)

Experience/Skills:
Five to seven years of proven experience in asset management.
Ability to work with financial concepts and perform financial analysis including ROI, IRR and discounted cash flow modeling.
