PMR are seeking an experienced Assistant Operations Manager with a proven track record within residential, student accommodation or other related sectors.

This role will involve assisting the Operations Manager with a variety of operational related tasks,ensure all on-site facilities are in excellent working order and offer a professional service whilst working in a busy and friendly team.


Responsibilities:


  • Assisting with the daytoday management of the sites and ensuring staff are developed, supported, and working to Health & Safety guidelines
  • Managing various properties in the portfolio
  • Updating property information on our Property Management Software
  • Assisting with negotiating lease renewals
  • Assisting Building Managers & the Finance team with the collection of rent arrears
  • Preparing a comparable database of competitors to enable rent reviews regularly
  • Liaising with Building Managers as to their performance and producing timely and accurate reports
  • Investigating tenant complaints, persistent or serious breaches of the tenancy agreements
  • Reviewing incident reports from sites and recommending actions to Operations Manager
  • Communicating regularly with clients & contractors and managing general upkeep and maintenance
  • Identifying issues and coordinating the delivery of maintenance works in each building
  • Tendering contractors for works, managing them in accordance with laid out KPI's/SLA's
  • Liaising with Site Managers to verify quality of works
  • Carrying out PPM inspections & verifications
  • Promoting H&S and supporting monitoring H&S compliance by demonstrating best practices
  • Coordinating all maintenance staff located in buildings

Skills, Knowledge & Experience:


  • Experience in Build to rent sector
  • Problem solving and decisionmaking ability
  • Strong communicator with the ability to influence
  • Motivated and target orientated
  • Well organised with the ability to prioritise effectively
  • A team player
  • Positive attitude and ability to work with little supervision
  • Attention to detail
  • High level user of Microsoft Office packages

Working Pattern:
Monday - Friday

**Please be aware this role is a 12-Month FTC
