Our client is looking for a Property Manager (full job description below) to take on a full time role. You should already be a property manager or involved in a property related role.
In return you will be compensated between £23-27K PA depending on your experience.

The hours are:
Monday - Friday with one Saturday a month 9-4pm
Milage will be paid.

Property Manager Job Description & Duties Key activities of the role:

To ascertain if the landlord has any guarantees, service contracts, insurance policies or preferred contractors before using the company's regular contractors.

Keep all parties fully informed at all times and to always obtain the necessary consents before any works are commenced.

Ensure that all contractors are approved, qualified and insured to carry out work on behalf of the company. Undertake regular reviews with all contractors to ensure the highest standards are being continually met. Manage contractors timescales to ensure worksare completed within an acceptable timescale.

Upon receipt of final invoices ensure that all charges are reasonable and match any quotations given before forwarding them to the landlord and processing them.

To schedule and carry out property inspections, reporting back to both tenant and landlord and arranging any remedial works. Send reports to landlord on the same day as the inspection.

To schedule, monitor and analyse annual safety inspections keeping certificates up to date at all times and promptly organising any necessary remedial works.

At the termination of the tenancy to carry out the final inspection/inventory check and organise any necessary remedial work to restore the property to a rentable condition as soon as possible.

liaise with landlord and tenant to gain agreement regarding thereturn of the deposit balance.
To carry out the office daily banking and rent arrears on any managed or rent collection properties. To update the landlord with any arrears and inform Rent & Legal Protection cover, if applicable.

  • To help assist the carrying out of viewings and valuations if required.
  • To help & support any other aspect of the daily running of the branch and team.
  • To support & assist the manager with any duties where required for the business need.
