JOB PURPOSE
Deliver Renewals, Re-letting and Minor Capital Investment works and to provide Technical Advice.


KEY ACCOUNTABILITIES

  • Develop and maintain effective and consistent communication and collaboration between Asset, Lettings and Property Management colleagues involved in the property maintenance process, to maximise commercial performance and minimise risk to the portfolio.
  • Provide clear and professional technical advice relating to asset failure, compliance, tenant alterations, party wall, dilapidations, maintenance and reletting works.
  • Assess and advise on renewal, reletting and enhancement requirements to appropriately inform and future works planning.
  • Undertake asset condition inspections and produce sitespecific renewal and reletting proposals.
  • Design and project manage simple renewal, reletting and Minor Capex works, supported by specialists and cost managers as required.
  • Develop technical scopes of work for larger, complex projects. Appoint and oversee consultant designers.
  • Procure, instruct, and oversee delivery of works on site, keeping stakeholders informed on progress, managing through to completion and handback, safely within agreed time and cost.
  • Provide regular management reporting on progress and performance.

  • At appropriate points in the delivery process, undertake representative role of Client, Designer and Principal Designer on behalf of The Arch Company in line with company standards.

KNOWLEDGE, SKILLS AND EXPERIENCE

Essential

  • Demonstrable experience in delivering a maintenance and capital improvement works to volume commercial national/regional portfolios
  • Educated to Degree level
  • Assoc / Member RICS / CIOB or equivalent
  • Thorough knowledge of statutory and industry requirements for building and construction works including the Building Regulations, CDM Regulations, Planning & Consents Processes
  • Strong communication skills, collegiate and customer focussed approach
  • Strong IT skills, specifically Excel & Word, and a working knowledge of MS Project
  • Full Driving Licence

Desirable

  • Understanding of railway safety regime
  • Experience working alongside commercial lettings environment as a technical adviser
  • Experience in use of NBS or other similar specification packages
  • Experience of working on heritage buildings
