An independently owned boutique property management company based in North-East London.
THE ROLE
A fantastic opportunity has arisen for an experienced Lettings Property Manager to join this successful property management business.
You will hold responsibility for managing a personal portfolio of 150 residential properties but will also focus on the lettingsadministration for the company-wide portfolio of approx.
900 properties.The opportunity is here to make this role your own, manage it as you see fit and really grow within the business.
Property Management duties:
- Oversee a personal portfolio of 150 residential properties.
- Ensure maintenance standards & compliancy are adhered to at all times by consulting with relevant contractors regularly.
- Oversee any serious maintenance issues personally.
- Project management.
- Liaise with tenants directly regarding any rental arrears, taking legal action if required.
Lettings Administration duties:
- Once a tenant gives notice, prepare a market appraisal and either advertise the property directly or liaise with a local lettings agent to do so.
- Organise viewings (to be conducted by the inhouse Viewings/Inspections Consultant) and followup with applicants.
- Taking the holding deposit and conducting full referencing on the applicant.
- Assign the preparation and signup of documents to the relevant colleague within the administration team.
- Arranging for inventories, checkins and checkout appointments (to be conducted by the inhouse Viewings/Inspections Consultant)
- Conducting rent reviews of all units once per year.
THE CANDIDATE
- 2 years of property management experience as a minimum.
- Professional written & verbal communication.
- Experience of using Microsoft Office.
- Strong organisational skills and high attention to detail.
OTHER
- This is a permanent position based in Stoke Newington (E5).
- The role pays a basic salary of between £32,000 £35,000 plus quarterly bonus.
- The hours of work are 9am530pm Monday to Thursday, 9am to 1pm Friday (office based).
- 28 days annual leave (including Bank Holidays and Jewish holidays).
- A full UK driving licence is NOT required.
