Job summary:
To provide effective leadership in the management of areas of the Estates Operations and Maintenance Section as above and implement Estates policy action plans.
- Responsible for Building trade's workforce and their day to day provision of maintenance to the Trust.
- To be accountable for the productivity output of the Building trades and to ensure that standards of workmanship are maintained above agreed limits in a safe manner.
- To provide effective technical support to designated trade staff in order to ensure the reliability and efficiency of building structure, fabric, finishes, equipment and services are maintained.
- To identify and advise on training requirements within the managed trade.
- To order materials, services and authorise payment of invoices regarding managed trade.
- To assist in the coordination and development of the Departments quality system.
- Assist and advise the Band 7 Estates Officer (Building) on all aspects of the Operations and Maintenance duties of the section, particularly;
Main duties, tasks & skills required:
Ensuring efficient and effective maintenance and operation of building structure fabric finishes equipment and services and report any failures
Implement a planned preventative maintenance system in all significant areas of the Trust to an agreed programme and in new developments of the Trust at commissioning stage
Implement procedures for operations and maintenance which include the requirements contained in all relevant standards and policies
Maintaining records of equipment/services
Ensure staff comply with Trust policies, procedures, and work instruction
Sharing information with Estates colleagues as necessary on matters affecting policy procedures training staffing safety continuity of services and technical development
To carry Trust communication devices such as mobile telephones to facilitate immediate response to emergencies
Available to work outside normal hours when needed
Collecting, collating, and recording statistical information required for the calculation of performance and efficiency of building fabric equipment and services
Assist designated Estates Officer to identify and compile irregular maintenance schedules and produce 3-year irregular maintenance programme
Attend seminars/training and permit courses to help in your area of responsibility.
Ensure all accidents/incidents are documented/reported in accordance to Trust policy
Undertake training as per Trust policy

Qualifications:
Essential:
- Basic education to CGSE/'O' Level in Maths and English or postSecondary Education training in a relevant field
- City & Guilds of London Institute Certificate in a relevant Building or Construction discipline,
- An equivalent qualification such as NVQ Level 3 in a relevant Building trade or Building Construction Services discipline.
- BTEC/HNC in Building or Construction Services.
Desirable:
- Additional relevant Competencies.
Experience:
Essential:
- Completion of a registered apprenticeship or structured training program in a relevant Building trade for a minimum of 3 years,
- At least 2 years post training, site experience having demonstrated high versatility and flexibility.
- Background in Building or Construction services installation, alteration, or maintenance
Desirable:
- Previous experience of working in an acute Hospital environment o
