Description
An exciting role has become available within this dynamic and fast-growing hybrid agency, offering a complete service for overseas investors, incorporating lettings, property management, sales, furniture, maintenance, refurbishment and block management.
Our client is looking for an energetic and hardworking Block Manager who is looking for an opportunity to progress in the property sector.
It will be yourresponsibility to ensure all clients receive an excellent level of customer service while managing the portfolio in line with the client's instruction, the terms of the lease and relevant health & safety requirements.
To be considered you should have at least 2 years' experience within block management and ideally be IRPM qualified or working towards your qualification.
Responsibilities will include:
- Directly managing a portfolio of Leasehold blocks
- Conducting site visit inspections
- Ensuring Health & Safety Assessments are conducted and processed
- Arranging and coordinating quotes, repairs, and maintenance for the portfolio
- Dealing with Insurance claims
- Managing licensing consent & fees for the Department (pets, subletting, contractor register, etc.)
- Preparing annual Service Charge budgets and quarterly financial reports
- Annual Service Charge and Company Accounts
- Holding resident and Director meetings for your portfolio
- Conducting Section 20 Consultation
- Dealing with arrears collection prior to legal instruction
- Overseeing Service Charge invoices & cover letters
- Assisting the Head of Block Management on projects as required
- Maintaining an awareness of relevant company procedures
- Keeping up to date with industry training and relevant legislation.
Personal specification:
- 2+ years' experience as a residential block manager
- IRPM qualified preferred
- Proficient in landlord and tenant law
- High IT literacy, preferably with experience on Qube/Aspasia
- Highly organised with great time management skills
- Good understanding of London's residential property market
- Methodical in your working, ensuring enquiries are prioritised and dealt with efficiently
- Superb customer service skills
- Team player.
