Job summary:


  • The role of Team Leader will include the issuing and controlling programmes of maintenance, repairs, minor improvements, and capital work across the Trust as directed. They will ensure that acceptable standards of productivity and quality are achieved whilst also complying with statutory requirements, Trust safety standards and procedures.
  • The Team Leader will have the autonomy to work unsupervised whereby activities may be demanding and/or nonroutine. Work under own initiative to undertake maintenance, repairs, minor improvements, and capital work across the Trust.
  • The Team Leader will have line management responsibility for Building, Painting and Decorating staff.
  • The Team Leader is a key member of the building management team and will be required to undertake projects and other duties in addition to the main sphere of responsibility and will deputise for the Building Supervisor as and when required.
  • To undertake oncall duties if required as part of the oncall team to ensure that emergencies occurring outside normal hours are attended to.

Main duties, tasks & skills required:
To undertake all work activities as requested by the Estates Officer (Building).

To work in accordance with Trust safety rules and procedures at all times.


To actively oversee the operation and control of computerised engineering planned maintenance and labour control scheme, including completion of all paper work and reports as required by the scheme.

To carry out and/or delegate building surveys and compile data, as and when instructed by line managers


To liaise with the Estates Officer (Building) regarding building, plant or equipment failures, or deviations to regulations, and to request the supply of goods and/or services as necessary.


Undertake and support own staff in fault finding on complex structural, building fabric, roofing, drainage, security, construction plant or other critical systems and equipment, using cause and effect analysis and detailed examination to gain a solution.

To identify, source and order replacement parts for plant breakdowns

Issues and delegates blocks of work to technical staff, based upon their training, competence and capabilities.


Ensure that all accidents, incidents, near misses, damages and irregularities are documented and reported to a Manager in accordance with Trust policy.

Qualifications:


Essential:


  • GCSE in Maths and English or equivalent
  • City & Guilds of London Institute Craft Certificate in a relevant building or construction discipline / equivalent qualification to NVQ Level 3/ BTEC in a building or construction discipline OR Completion of a registered apprenticeship or structured training programme in Building or Construction.
  • Significant post registration training, site experience in building or construction installation, alteration, maintenance, or repair.
  • Experience of Building plant, equipment, and woodworking machinery.
  • Current certificate of training and competent in the operation and use of woodworking machinery for compliance with the Provision and Use of Work Equipment Regulations (PUWER) 1998.
