We are recruiting on behalf of our clients who are an award-winning estate agents in Burgess Hill specialising in Block management.

They have 20+ years' experience in the local property market and pride themselves on having a highly skilled team that has giventhem a strong excellent reputation in the area.

Property Manager (Block & Estate Management)
Responsible for all elements of the operational management of a designated portfolio. You will provide a cost effective, efficient, customer focused service, whilst maintaining client retention. FULL JOB DESCRIPTION BELOW
Person Specification
Essential - Must have a full driving licence with access to own vehicle for site visits.
Desirable but not necessary - A professional qualification such as AIRPM

Experience - Ideally someone who has worked in block and estate management as a property manager or assistant property manager.

Or someone who has a good understanding of block management and wanting to get into it.
Salary
Up to 30K dependent on experience

Key responsibilities

  • Keep up to date with legislation and demonstrate an awareness of currant relevant regulations and codes of practice.
  • Be able to read and understand leases.
  • Day to day management of a portfolio, proactively develop service levels across the portfolio to exceed client expectations.
  • Regularly visit properties in your portfolio and carry out a thorough site inspection during each visit.
  • Ensure directors are aware of your visits and findings.
  • Professional development, keep up to date with best practice, study the landlord and tenant acts 1985 and 1987, particularly section 20 and the legal process. The commonhold and leasehold reform act 2002 and documents from ARMA/IRPM
  • Obtain quotes, ensure all approved contractors are instructed. Regularly monitor service delivery. Raise works orders.
  • Liaise with Insurance companies regarding claims. Organise all PI, Buildings and D&O insurance policies for all developments.
  • Work together with the Accounts team. Check and authorise all invoices. Be aware of costs for each development and be able to justify expenditure, at times seeking director approval, before spending.
  • Personal work planning and time management, initiating reports for clients and management
  • Introduce innovative ways to improve the business.
  • Put measures in place to prevent problems recurring and ensure speedy progress and problem resolution.
  • Attend regular director meetings. Some of which will be in the evening.
  • Ensure timely and accurate records. Update the database on an ongoing basis.
  • Budgets: forecast and formulate and review budgets for each development. Meet budget deadlines.
  • Be able to work with outside professionals such as Surveyors, Structural engineers, solicitors, and contractors.
  • Launch large section 20 works to include, internal/external redecorations, roof replacements (the list is not exhaustive) and see the projects through to completion.
  • Maintain the buildings, communal spaces, and carpark areas.
  • Ensure FRA's, EICR's and H&S compliance is in place for every development.
  • Manage Health and Safety across the portfolio.
  • Conflict resolution, have the skillset and people skills to deal with complaints and achieve a positive outcome.
  • Be team orientated, assisting others and being adaptable to changing goalposts.
