Assistant Building Manager - Gillingham

What would you be doing day to day?

Maintaining excellent customer relationships (both existing and new)
Keeping regular communication with customers & ensuring action plans are in place to achieve optimum outcomes
Registering new customers onto CRM system & advising of suitable properties based on their criteria
Working on property management/maintenance and maintaining a close relationship with procurement team to ensure both hard & soft FM are maintained and contract performance is upheld
Ensuring health & safety is always a priority and upheld to the highest standard for communal areas
Dealing with regular inspections
Ensure building is clean and tidy at all times
Managing staff onsite (cleaning team, administrators etc ) including monitoring rotas/annual leave/absences etc
Ensuring compliance is ALWAYS adhered to in accordance to industry regulations
Overseeing invoices for completed contractor work, ensuring budgets are kept in check as well as general finance duties including deposit deductions, void works etc
Managing the lettings process for move in's, ensuring monies are paid in prior to move in, checking payments, rent reviews, renewals, goods in/out if furnished etc.
