Role summary To carry out a range of maintenance duties across the Foundation Trust premises, including repair of faults in mechanical and electrical installations; plant and equipment, painting, building fabric, grounds and gardens and general support across all core-engineering trades.

Key responsibilities SERVICE DELIVERY Responsible for testing, maintenance and fault finding on all electrical engineering plant, equipment and services including but not limited to:

o Electrical distribution, o Lighting installations, o Fire detection and suppression systems, o Water pumping and pressure boosting, o Ventilation and air conditioning plant, o Medical vacuum and compressed air plants, o Standby generator installations, o Nurse call systems, o Security systems o UPS systems o CCTV systems o Data and communication systems Undertake fault finding on complex electrical distribution, lighting, fire detection, pumping & pressure boosting, air conditioning, medical gas, standby generator, nurse call, security, UPS, CCTV, data, communications or other critical systems and equipment.

To carry out commissioning testing of new equipment and services, routine testing of existing assets and general inspections when required, all in accordance with British Standards, Health Technical Memoranda, manufacturers instructions and other national Codes of Practice.

Use of calibrated precision test and measuring instrumentation to establish plant and equipment operating parameters and records results of same on test certificates.

Interprets and follows detailed electrical circuit drawings and specifications for a range of building services. Has detailed knowledge of national Electricity at Work Regulations 1989. Interprets the regulations and notifies line manager of any non-compliance as and when encountered.

Acts as Competent Person within the meaning of Health Technical Memorandum HTM06-02 when carrying out maintenance duties on Low Voltage Systems and reports directly to the Authorised Person when performing such duties.


Working with speed and accuracy, use of relevant power, hand tools and fixed machinery, use of fire tools and maintenance of same.

Filling out Dockets and Equipment logs.

To carry out engineering surveys and compile data, as and when instructed by line managers Have the ability to understand the working of the building/construction/maintenance requirements of NHS buildings.

Use of Hospital Technical Memorandums, Hospital Building Notes and other documents related to safe operation of Hospital Building.

Ensure specialist stock and materials are ordered to ensure the maintenance and repair of Trust properties and equipment.

Be able to instruct others on aspects of own work relating to original trade, including other trades staff, maintenance assistants and contractors.

Liaise with ward/department Managers to arrange access for all building repair and maintenance.

Learn new techniques with additional training to own trade and that of other trades to enable multi-skilling within the department.


To undertake flushing of water outlets and recording of such To ensure all work areas are kept clean, tidy and risk free and to enable access by others, where appropriate.

To be able to work unsupervised both as part of a team and as an individual. To be able to work to Trust risk assessments and create own, as necessary. To undertake any other reasonable tasks and duties, as required by the job.


To have a flexible approach to work activities to enable their completion outside of normal working hours SPECIAL WORKING CONDITIONS Have a good understanding of the workings of other trades in relationship to your own, Exposure to heat, noise, body fluids, chemical hazards and sewage, continual lifting (occasionally heavy).

An on-going requirement to exert moderate physical effort and frequent requirement for concentration, i.e. fault finding, interpretation of drawings. Occasional exposure to highly unpleasant working conditions i.e.

sluices, infected areas, blocked drainage, deep cleans, and barrier cleans. Commitment to working outside and, at times, at height from ladders, mobile platforms and fixed platforms. Frequent lone working for prolonged periods.

Any other duties within the Estates function which may be required by the Estates Maintenance Manager within the scope of the individuals competence or as laid down in agreements between the Department of Health and any Trade Union, as appropriate.
