JOB TITLE:
Maintenance Operative


SALARY £22,300 pa (plus on call hours and optional overtime)


JOB PURPOSE:

This is a 'hands on' role carrying out responsive, reactive and void works as required whilst ensuring work is completed to a good standard.


RESPONSIBLE TO:
Maintenance Manager


ESSENTIAL FUNCTIONS:


Main Tasks and Responsibilities:

Voids and Maintenance

To use a computerised property database.

Carry out general day to day repairs and tenant damage repairs plus void works (where required).

Carry out pre-void inspections (where required) to establish plan of work to be carried out, liaise with surveyor where cost may be high.

Clean and sanitise properties for re-letting as per My Space Standards.


Ensure only inventory items are left in void properties and dispose of all other items following relevant policy and procedures.


Carry out general maintenance repairs, including lock changes, minor plumbing, decoration, board up's, some garden maintenance may be required from time to time as directed by the maintenance administration team.

Redecoration as required to both voids and planned works.

Measure and order floor coverings where required.

Cleaning carpets where required.

Liaise with contractors, housing officers and support workers as required.

Store as required any belongings left in the property, following the My Space procedures.

Re
- stocking of all inventory items, tools and equipment.

Ensure that accommodation is fit for letting and meets all Health and Safety requirements prior to letting.

Ensure that all property certificates are up to date and issued as required.


Administration

  • Maintain the housing management system. Completing/closed down jobs and adding costings/time to jobs allocated to you.
  • To record all communication with contractors and any other outside agencies.
  • To keep accurate and comprehensive property records including photographs.
  • To contribute to the upkeep of relevant central registers and database as required
  • To carry out stock condition surveys where required.
  • Ensure that responsive and reactive repairs and voids targets are met.

Personal Development

  • To maintain the highest levels of confidentiality within the Association's policies and procedures
  • Contribute to the overall development of the Association by using individual skills, strengths and abilities.
  • Promoting the association to the wider community and liaising with a variety of outside agencies
  • To actively participate in own annual performance review and objective setting
  • To fulfil own agreed personal development and training programme.
  • Attend team briefings where required.
  • Participate in training activities.
  • Attend and contribute to Maintenance team meetings

General


To contribute positively to the Association's efforts to secure Value for Money by delivering services with economy, efficiency and effectiveness.

Any other duties that are deemed appropriate to the post.


The responsibilities of this post may vary from time to time without changing the general character of the post or level of responsibility entailed.

A company van will be provided along with fuel card, charge card, Ipad and Mobile phone.


Person specification
Experience within a housing maintenance capacity, or ex tradesman.


Essential:

  • Experience of working with contractors and repairs
Communicates effectively both verbally and in writing

Plans and prioritises effectively.

Good time management and organisation skills

Uses Information Technology to self-administer and for effective communication

Awareness of confidentiality

Awareness of Health and Safety legislation

Awareness of Property Certification Requirements

Ability to work to tight deadlines and prioritise work

Work effectively on your own and part of a team

Clean driving licence
