Overall Purpose of Job

  • To assist with the management of FM services (Hard FM led) on a portfolio of national (UK wide) properties.
  • To assist with management of the Supply Chain effectively to deliver against contracted SLAs.
  • To assist with management of 100% compliance in respect of the Contract, Health and Safety and Statutory Legislation.
  • To drive continuous improvement in service levels and communication.
  • To participate in all relevant operational initiatives.
  • To assist with the PPM and Reactive regimes across the allocated portfolio and delivered by the supply chain.
  • To manage small works and projects applicable to the role, supporting delivery of these to meet cost, time and quality requirements.
Main Duties, Responsibilities & Accountabilities

  • To undertake Health and Safety compliance and general building / site inspections (at a frequency determined by the contractual requirements) and promote a safe and healthy working environment, ensuring that contractors provide the relevant information and operate to the relevant safe systems of work for all reactive, planned and ad hoc quoted works.
  • Ensure all quoted works are delivered in accordance with the contract and are fit for purpose and provide value for money.
  • Undertaking (selective) supplier quality audits in line with supplier KPIs.
  • Specify, cost and manage quoted works and small project works in line with CDM 15. Ensuing all RAMS are received are suitable and sufficient and all permits in place before any works commence.
  • Identify and recommend any improved methods of working practices, which may enhance quality and reduce costs.
  • Ensure compliance with Client and Avison Young's financial controls at all times, adhering to relevant expenditure authorisation / approval processes and levels.
  • Promote good relationships with client contacts and tenants and project a professional image of Avison Young.
  • Work proactively to ensure that the requisite standards for all contracts procured in the management and delivery of FM services are delivered to an appropriate standard that meets client expectations.
  • Assist in the development of any maintenance strategy and best practice initiatives.
  • To ensure availability on an adhoc basis to attend meetings at the discretion of the Senior Facilities Manager.
  • Complete vacant unit inspections across the portfolio.
  • Compile monthly utility information and keep up to date.
  • To drive to estates in different regions. This can consist of long days driving.

  • Additional working hours and stayovers may be required as necessary for the proper performance of your duties, without extra remuneration, with a 1 hour unpaid lunch break per day.
