Purpose of the Role


The purpose of the environmental services manager role is to deliver internal and external cleaning, waste management, grounds maintenance and pest control operations across the Centre.

You are responsible for the delivery of operational excellence and standards,ensuring health and safety for our customers, retailers and staff.

You will be a proven manager who achieves results through team work and strong relationships.

You will be driven by an uncompromising eye for detail to achieve consistent high class standards in front and back of house areas, performance in each aspect ofservice, and continuous improvement.


You will be motivated to maximise cost efficiency and productivity, and you will be responsible for the delivery of an agreed budget.

You will need to focus on business priorities, achieve targets, measure key performance indicators (KPIs) and produce accurateinformation, operating within intu financial authority limits.


You will be an excellent communicator, a clear decision maker and able to harness and develop ideas and opportunities across your team.

You will have the ability to adapt to a fast-paced changing environment and be capable of challenging convention and theallocation of resources, bringing creative and bold thinking to the business.


Key Responsibilities

You are an ambassadorfor the Centre and for environmental services, and as such you will actively promote recognition for the team, the Centre, and the wider business through your exemplary behaviour.


Leadership:


Lead, manage and develop a team of site based employees to ensure confidence and excellence in customer service and operational delivery.

Ensure that all team members have personal objectives that link directly to the business objectives, and that eachperson has a robust personal development plan leading to a clear succession plan for the team.

Seek to upskill, coach and mentor to enable a high performance team.

Lead regular (daily, weekly, monthly) operational meetings / team briefings with your team to deliver a clear understanding of business objectives, team performance, and display excellencein communication.

Work in partnership with the Centre HR lead to ensure compliance with employment legislation and best practice HR procedures are followed at all times.


Proactively lead and drive the recruitment of new staff within the team and ensure that they demonstrate the Centre values and qualities.

Manage the onboarding, induction and probation of new employees to ensure they quickly become a valued member of theCentre family.

Manage all employee relation issues on site, including suspensions, disciplinary actions, grievances, redundancies, and absences.
Monitor and record all unreported absences and proactively manage attendance of all site colleagues.


Financial and commercial performance:
To set and monitor departmental service charge expenditure against budget, and to forecast and account for variances.
Focus on productivity levels across the department, using lean thinking to enhance operational efficiency.

Sign off and acceptance ofany relevant tender requirements ensuring operational and commercial objectives are achieved and in line with business objectives.


Stakeholder management:
Develop and maintain strong, close relationships with the operations and senior management team.

Lead by example in the development of collaborative and mutually beneficial relationships to support the delivery of key business objectives.

Manage all sub-contractedand bought in services through effective networking and relationships.
Encourage a "one team approach" by demonstrating a "can do", collaborative approach in all you do.


Risk management:


Manage and ensure statutory compliance with all aspects of health and safety, quality assurance, and environmental requirements across all departments.

Ensure compliance with all company policies and procedures, site rules and statutory regulations relatingto health and safety, safe working practices, hygiene, cleanliness, fire and COSHH.

Report any accidents or near misses.


Be aware of all fire and emergency evacuation procedures and ensure that precautions are taken by the team to protect against the risk of fire and safety hazards.

Communicate with the operations manager (OM) and general manager (GM) any potential changesto legislation as and when they arise, together with the likely impact.

Work with the OM and GM to regularly review centre risks, then manage and mitigate.


Be a duty manager, help ensure business continuity in line with the group crisis management policy and the centre major incident management plan.


Environmental services, operational excellence:


Ensure all operational services (including cleaning, waste management, grounds maintenance and pest control) and agreed objectives are delivered on time, to the appropriate quality and within budget.

Monitor performance and compliance in line with KPIs.

Own the Environmental Services Operations Manual, implement and manage continuous review processes, leading continuous improvement plans and projects.
Develop innovation and best practice standards across all operational aspects of service delivery.
Attendenvironmental services steering group meetings where you will take an engaged and collaborative role.

Ensure regular quality audit checks, including the "Customer Journey" checks, are completed in line with agreed schedules.
