With a large portfolio of houses spread mostly across Cardiff (but also Swansea and Newport), this is a fantastic opportunity for the right person to work and grow with a forward-thinking lettings company.


A large part of our business is student lettings, and so to have been a student yourself, or to at least have a firm grasp of what it means to be a student will definitely benefit you in this role We pride ourselves on our ability to empathise with this target market while still maintaining strong relationships with our landlords.

We do still have a large amount of residential and professional tenants too though You'll be someone who sees themselves as a bit of an all-rounder - confident speaking with landlords, tenants and contractors alike, and someone who is keen to learn and become more knowledgeable in all things property maintenance (to a degree).

Full training is provided in the role, so prior knowledge of property maintenance isn't required, but the ability to pick up knowledge quickly can also really help you in this position.


Part of a small team of 4, you'll be comfortable working independently as well as part of a team, and we hope that - in time - you'll feel comfortable making decisions by yourself.

In this role, no 2 days are the same with new and fresh problems to solve daily.


As a team, we're all Cardiff-based (all ex-students in the city) and are a sociable bunch and will often have a team lunch or pop out for a drink on a Friday.

Main responsibilities:


  • Responsibility for management of our rented properties.
  • Take pride in ensuring that our properties are looked after in the best way possible whether that be replying to tenants quickly, reacting quickly to emergency maintenance, or keeping landlords informed of what's happening in their properties.
  • Get to know our growing list of landlords, learning about how we work together and providing them the service that they need.
  • Liaise with landlords regarding the upgrading and upkeep of their properties, organising and overseeing resultant works.
  • Build relationships with our trusted team of contractors and delegate maintenance works accordingly.
  • Conduct house inspections at our lettings stock.
  • Responsible for the completion of inventories and checkouts throughout our portfolio.
  • Generate new business through current and new landlord relationship building and management.
  • Ensure company processes are adhered to accurately, and suggest improvements.
  • Ensure that company tracking methods are updated frequently and accurately.
  • Learn our business and services inside out, so you are ready to upsell and/or offer additional services whenever required.
  • Stay aware of updates to the property/lettings industry. Become a trusted property professional that landlords trust and want to bring business to.

Skills/Attributes required for the role:


  • Organisation;
  • Comfortable making and receiving telephone calls;
  • Ability to work under pressure and with time constraints;
  • Punctuality;
  • Computerliterate (including word documents and spreadsheets);
  • Ability to pick up new processes and systems/software quickly;
  • Professional pride in your work;
  • Cando attitude.
  • Clean driving licence.

Experience

  • None required as all aspects can be trained.
  • However, experience in customerfacing and office administration roles would be beneficial in this role.

Salary:
£20,500.00 per year
