Swindon, SN3 6BB

Full Time, Permanent (37.5 hours per week)

Competitive salary starting from £65,000 per annum (depending on experience)


We currently have a fantastic opportunity for a Head of Estates to join our wonderful team at Great Western Hospital, Swindon to lead, develop and be accountable for a Hard FM and Projects within a demanding PFI hospital environment.

Across Great Western Hospital, Serco provide a variety of facilities management services but your focus will be on leading our Estate and Projects strategy.


This is a critical and valued leadership position, and you will be accountable and empowered to deliver and develop the strategic plan, improvement and growth of Hard FM, and delivery of Lifecycle and Capital Projects.


The Head of Estates will be accountable for the safe and compliant delivery of all Hard FM services, with a focus on proactivity and agility in responding to Trust and SPV requests.


This role requires a very hands on and visible leadership approach and is based in the operational environment of the hospital.

The Head of Estates will also be required to be part of the On Call rota, and they will be rostered to be On Call Manager so may have to attend site outside of the core working hours.

Main responsibilities of the role include:
Delivering safe and compliant estate services across the Great Western Hospital site

Building strong relationships with all stakeholders, including the Trust, SPV, Senior Managers, the general public and colleagues by adopting a partnership approach.

Understands key business drivers, actively develops, and implements solutions to enhance the delivery of exceptional service and align operational strategies and priorities accordingly to balance customer and business needs.

Actively provides clear direction, accountability, engagement, and sustainability of service delivery to the team, encouraging team members to initiate change, work proactively and always with the patient at the fore.

Identify and implement effective change and transformation service improvements by guiding others and helping them adapt to improve overall business performance.

Provide clear and strong leadership and management to the Estates and Project teams so that all employees understand and achieve their objectives in a timely and professional manner.

Be financially accountable for the services, which will include the preparation, monitoring and delivery of the budget in line with contract objectives.

Develop the business development strategy to support delivery of the contract's growth aspirations.


What you'll need to do the role:

  • We are looking for an excellent leader who has demonstrable experience of successfully leading large teams in excess of 30 members of staff.
  • Proven experience of leading services in a complex Hard FM environment, ideally in acute healthcare, with PFI contract experience preferable.
  • Evidence of strong people management skills including conflict, discipline & grievance, performance, learning and development.
  • Strong financial experience having been accountable for budgets in excess of £15m revenue per annum.
  • High level of motivation, resilience, drive, and enthusiasm.
  • A laser sharp focus on quality and detail
  • Excellent communication skills and ability to build strong lasting relationships at all levels.
  • Strong experience of leading and facilitating change.
  • Professional membership of a recognised institution (e.g. IHEEM, IET, RICS, CIBSE) combined with registration with an appropriate professional body such as Engineering Council (or working towards registration).
  • Knowledge and understanding of complex Building Services Engineering systems.
  • Ideally, IOSH Managing Safely of higher qualification in Health & Safety.
