Description

An independent residential management firm in Bath is now looking for an experienced and talented Block Manager to join their thriving team.


You will be in charge of an extensive portfolio whilst providing outstanding customer support to tenants and landlords, management of accounts and budgets, maintenance programmes, routine inspections, health and safety and statutory compliance, complaints,client liaison and general enquiries.


  • Accounts and Finances
  • Overview of annual revenue accounts
  • Control of ongoing expenditure and cash flow
  • Authorisation of expenditure invoices
  • Preparation of annual service charge budgets
  • Maintenance
  • Drawing up annual maintenance programme
  • Administration of annual maintenance programme
  • Organisation of reactive repairs
  • Administration of specific repair contracts, to include service of statutory notices to lessees, access arrangements, instruction and overseeing of contract supervisors, liaising with lessees where required, approval of final account
  • Maintenance
of long-term and cyclical maintenance programmes

  • Health & Safety, Statutory Compliance
  • Maintenance
of buildings insurance cover and periodic review of sums insured

  • Commissioning of statutory inspections for fire safety, general risk, asbestos and electrical safety, plant and engineering, reinstatement valuation, and periodic review
  • Implementation of any recommendations
  • Periodic site inspections
  • Ensuring that management is carried out in accordance with relevant legislation
Lessees and Enquiries

  • Attending lessee meetings (weekday late afternoon/early evening on some occasions)
  • Signingoff replies to precontract enquiries
  • Dealing generally with other related enquiries/requests including lease covenants and antisocial behaviour
Insurance

  • Assisting with annual policy renewals
  • Processing claims, liaising with insurer/adjuster/lessee/tenant/contractor as
required

Hours

Salary

£26,000 - £30,000 dependable on experience
