There is an exciting opportunity to join Bellway, one of the UK's largest house builders.

Our London Partnerships Division, currently located in Stratford is looking to recruit a Head of Commercial or Commercial Director to join the team.

The London PartnershipsDivision will be moving to Loughton in early 2023.

Bellway London Partnerships is a specialist division of Bellway Homes Limited, which operates across the capital, and runs alongside our existing established house building divisions.


The business is an appointed member of the Mayor's London Developer Panel and capitalises on our strong working relationship and track record with London's leading registered providers, public sector bodies and PRS funds.

It specialises in regeneration andjoint venture developments.

It has a varied portfolio of sites in the pipeline, including high and low rise schemes which will deliver both private and affordable homes.


The Role


The role of Commercial Director is responsible for leading and managing the Division's Commercial function whilst ensuring a practical and cost-effective commercial service is performed.

This includes taking overall responsibility for all expenditure andcontrolling costs in addition to taking a strategic view from land acquisition through to customer care initiatives.


Principal accountabilities of the Commercial Director role include:

  • Effectively work as part of the senior management team and take a holistic approach to managing challenges and issues.
  • Lead, motivate, communicate and develop the commercial team to ensure that they are fully engaged to achieve best performance to meet the needs of the business.
  • Effectively manage the Division's commercial function to ensure best practices are followed, costs are controlled, the department maximises revenue generation and contribution to the Division's operating profit and increases the value added to the Division.
  • Ensure all build costs are current and correctly appraised. Build accurate cost assessment for planned land acquisition and ensure these are included in the land appraisal.
  • Manage the process of procuring subcontractor and supplier orders and authorise in line with Group policy and procedures.
  • Agree monthly valuations with the Chief Surveyor/Surveyor and present valuations to the Managing Director and Group Commercial Manager in accordance with Group policy and procedures.
  • Liaise with the appropriate members of the senior management team to establish sale prices for new budgets, prepare and evaluate fees/services budget and discuss sales and construction preliminaries.
  • Production of appraisals and build expenditure for inclusion in the Divisional budget.
  • Provide accurate progress updates and regular reports to the Managing Director.
  • Liaise with Group Commercial Director on all margin improvement initiatives and strategies.

Experience, Qualifications and Skills

Experience

  • Extensive experience working at a senior level within the housebuilding industry as either a Head of Commercial / Commercial Director or equivalent running numerous projects simultaneously.
  • Experience of working with high and low rise projects.
  • A good level of knowledge and understanding of Valuation & Budgeting Systems, Health & Safety/CDM Regulations, LABC/NHBC requirements, Building Regulations and other associated legislation connected with both house and flat construction. Experience of effectivelyleading and managing a team.
  • Experience of working alongside JV partners.

Qualifications and Training

  • CSCS card or equivalent
  • Current full driving licence.
