Knowledge/Skills/Experience

Essential

  • At least two years' previous experience as a maintenance operative
  • Good command of the English language and able to write reports.
  • Must be polite, courteous with a smart and clean appearance
  • Available for work out of hours including weekends when required to suit the needs of the business.
  • Electrical, mechanical, plumbing, carpentry or other trade experience
  • Strong customer services focus based on service excellence.

Desirable

  • Experience of working on residential developments
  • Electrical, mechanical, plumbing, carpentry or other
recognised trade qualifications.

  • Experience of Helpdesk programs
  • Driver's license, IPAF, PASMA accreditation

Role Purpose:

To provide efficient and effective maintenance support to Elephant Central, ensuring all

areas are maintained in accordance with required standards and operation and maintenance manuals.


Responsibilities

  • Ensure health & safety regulation and safe working practices are in place, carrying out general maintenance inspections of all common areas, plant rooms and building systems.
  • Comply with all relevant health and safety legislation and procedures when carrying out maintenance duties, including the completion of task specific risk assessments and method statements, reporting any potentially unsafe working methods, installations, or equipment to management as appropriate.
  • Ensure safety and compliance when carrying out maintenance work or where coworking is required.
  • Undertake repair and reactive, planned, and preventative maintenance work to all building areas across Elephant Central, including where and when necessary, problem diagnostics.
  • Logistical support.
  • Repair fixtures and fittings, including plastering, decorating, tiling, Plumbing, minor electrical, woodwork.
  • Walk areas of responsibility, identifying defects, 'tripslipfall' hazards, damage, vandalism, and to be generally aware of safety and security, reporting all incidents.
  • Undertake the replacement of lamps to common or external areas, isolating lighting circuits if safe and trained to do so.
  • Ensure all tools are maintained, kept secure and are only used by authorised personnel.
  • Inspect and maintain as necessary all exterior and interior doors, lubricate door hinges once a month and check functionality of locks and door closing devices, ensuring serviceability at all times.
  • Clear shallow drains not deeper than 1 metre and rod as necessary to clear blockages, unblock road storm water and foul water drains ensuring water does not pool and drains do not overflow.
  • Responsible for clear and safe pedestrian access to all Elephant Central areas, particularly in adverse weather conditions i.e., clearing snow, gritting etc, working with external agencies tasked to assist.
  • Assist with fabric, landscaping warranties and maintenance agreements for common area outsourced service provision through regular audits and inspections, reporting findings to management.
  • Undertake building condition surveys and provide clearly written remedial reports on identified issues.
  • Capture and compile weekly and monthly meter readings.
  • Ensure all necessary paperwork, either manually or electronically, is completed accurately and in a timely manner, to include work requests, stores requisitions and legislative or safety documentation.
  • Provide logístical support
  • Attend training courses to keep up to date with new developments and statutory regulations.
  • Assist with lift release, once trained, offering comfort and support to trapped personnel and ensuring a lift engineer is called and attends site within agreed contractual timeframes.
  • React in accordance with emergency response plans for water leaks, power failure, bomb threats and other such incidents, including escalation to service providers and emergency services as required.
