Are you an Assistant Property Manager seeking a new opportunity as Block Manager with a supportive company who will provide a junior portfolio and a structured training programme? This established London agent is seeking an euthusatic, driven Property Managerto work across their fantastic portfolio.


The Role

  • Construct the appropriate budget, in line with broad principles to provide the key services for the customers this should cover soft services, insurance, health & safety work, mgt company fee and provision for future major works. This budget must be constructedto enable the invoicing to commence at the start of the year.
  • Monitor the collection of service charge to ensure the appropriate work can be funded and that credit control services are utilised when required. Manage any conflict were debtors are present due to PM performance.
  • Respond to all referrals from the customer service teams for action within 24 hours of receipt complaints, correspondence, and telephone calls.
  • Monitor the actions of the customer service area on a daily basis, ensuring they are totally aware of actions regarding their sites and providing the customer service area with feedback on actions where required.
  • Manage and carry out the meetings with the RMC Directors, Residents association, developers etc in line with the service level agreement and statutory requirements.
  • Support the Sales team by attending meeting with prospective new clients to promote our services and liaise closely at the hand over of new business to ensure the budget; services agreed are in line with the terms of the lease and needs of the customerand Managing Agent.
  • Identify new business opportunities for the Sales team to target.
  • Ensure they are fully aware of Compliance, Health & Safety and M & E requirements of Residential Management and the sites they manage are fully compliant. For example ensure that full insurance details are maintained on the appropriate systems.
  • Maintain key relationships required to manage the sites both internally and externally. For example Finance support to produce accounts to the site, sales teams to manage customer expectations and reduce referrals to the customer support team.
  • Ensure full documented audit trail for site visits; meetings (formal and informal) are completed.
  • Fully aware of all associated documents, and legal framework to carry out meetings, and perform core duties in residential property management
  • Manage and monitor staff based at the client's property. Validate and check payroll for such staff, ensuring that only appropriate payments are made.
  • Risk Management: Thorough knowledge of the risks associated with the work of the area under management and responsible for the exercise of effective control through the monitoring of Key Risk Indicators. Able to identify new risks emerging and responsiblefor staff awareness of risks and the mechanism for reporting new risks and/or incidents which could bring detriment to the business, members of staff or to customers.
