Grounds Maintenance Team Leader (BB-AAF7D)

Reporting to the Estates Supervisor, the Team Leader will be responsible for co-ordinating and providing cost effective, quality amenity grounds maintenance. Providing excellent internal and external customer service in line with business objectives, budgets and growth for the successful delivery of Accord Works Estates. All Team Leaders have a responsibility to encourage and support learning & development opportunities for Apprentices, integrated within the work experience provided by our company. This post will enable Accord to continue and expand on its status providing customers with an excellent and responsive service. Key Tasks To ensure effective supervision of a team or teams.To ensure all Operatives work effectively to provide a high standard of workmanship.To ensure all Operatives are professional and courteous to all residents, clients and staff.To ensure all work is carried out in a safe manner, in line with the current Health & Safety Legislation.To ensure adequate personal protective equipment is requested, supplied and used by all Team membersTo highlight short falls in training to the Estates Supervisor and recommend on going training needs.To provide on the job training and be able to demonstrate high quality grounds skills.Build morale within the Team to ensure high levels of responsibility and ownership of the work programme.Build strong customer relationships with Housing Officers and Residents.Report any on site/customer requests to the Estates supervisor as they arise.Recommend improvements to service delivery.To attend site meetings as required by the Estates Supervisor.Ensure all vehicles, plant and equipment is in good working order, used correctly and safely. Report any defects immediately to the Estates supervisorEnsure the completion of all relevant paperwork fully and on time e.g. time sheets, vehicle checklists.Report problems on time keeping, discipline or behaviour to the Estates Supervisor.To adhere to the Association`s policies and procedures in particular Equality and Diversity, Health and Safety, Smoking, Second Hand Smoke, Alcohol and Drug Policy..To manage all Health & Safety and compliance in relation to the DSO working within that area.Participating in new initiativesResponding promptly to customer complaints and being proactive in dealing with service failureReporting to relevant operational teams and for participating in working groups across Accord.To ensure appropriate upkeep of Accords assets, vehicles and equipmentWork within, and ensure the implementation of Accord policies and proceduresTo enjoy and encourage a strong team working approach with the aim of maintaining a positive, welcoming and energised working environmentRegularly undertake training to develop and refresh knowledge and skills.Carry out additional duties and functions as requested.Delegates decision making responsibility to appropriate levels, providing advice and guidance when necessary.Making themselves and persons under their control familiar with the Group health and safety policy, organisation and arrangements. Including showing by example and providing reasonable support to ensure the Group health and safety provision is effectively maintained and implemented within their area of responsibility.Ensuring all personnel under their supervision comply with the Group health and safety systems and procedures and relevant health and safety legislation by following approved safe systems of working.Ensuring that good standards of housekeeping are maintained within their area of responsibility.Checking that any safety devices within their area of responsibility are correctly fitted, adjusted and maintained by a competent person and are in good working order.Ensuring all operatives, agency staff and apprentices within their area of responsibility are trained how to use personal protective equipment and maintain it in good order.Formally monitoring the health and safety control measures and safe systems of working within their area of responsibility are being properly adhered to.Taking steps to ensure that any operatives concerns relating to health, safety and welfare are dealt with or reported to the relevant management.Seeking advice and guidance from the Estates supervisor or Estates Manager on any matters relating to health, safety or welfare which are outside their scope of authority or expertise.Being aware of the fire evacuation and first aid procedures for their area of responsibility and bringing these to the attention of all operatives, subcontractors, apprentices etc.Liaise with customers on site to ensure there is suitable and sufficient handover of health and safety information, safety induction and known hazards by both parties.Cooperate with the Group Health and Safety Manager or Enforcing Authority if requested. PERSON SPECIFICATION Essential Skills/Qualities: Very good/ fluent verbal English and written EnglishExcellent communication skillsAbility to organise and plan aheadAbility to lead / trainAbility to work on your own initiative or as part of a teamFull clean UK Driving LicenceA commitment to the development of apprentices Basic health and safety knowledge Desirable Skills / Experience: Leadership experiencePA1 & PA6 spraying licence First Aid trainingSupervision experience working with an estates teamAn understanding of Housing Associations delivery is preferable.
