Reporting to the Head of Development, the Development Project Manager will focus on the delivery of new development projects to agreed time, cost and quality parameters and assist with the identification, negotiation and acquisition of new business opportunities to support Cube's growth and profitability ambitions.


What you'll be doing

  • Undertake contract management and administration, including attendance at site meetings and progress review site visits.
  • Prepare and maintain scheme appraisals and cash flow forecasts within the parameters of annual budgets and targets using the organisation's appraisal and cash flow management software including Argus and Sequel.
  • Negotiate construction contracts and assist in the acquisition of land /buildings to deliver best value for money for the organisation.
  • Formal appointment of contractors, consultants, solicitors, valuers, site investigation reports, site surveys etc. in line with Cube Homes procurement policies and procedures.
  • In conjunction with cost consultants, prepare cost estimates, schedules of work, tender and contract documentation.
  • Manage design development and the planning process for new developments/opportunities.
  • Administration of scheme developments, ensuring all development administration takes place to agreed timetables and budgets, and in accordance with the organisation's Development Procedure Guide.
  • Financial management of projects, including coding and payment of invoices and monitoring of cash flows to ensure they remain within approved budgets.
  • Monitor and report on the risks associated with schemes. Ensure site specific health and safety data is collected and collated for review.
  • Maintain and update records on an ongoing basis in line with the Development Procedure Guide, including learning collated.
  • Prepare written reports for approval by Directors and/or Board.
  • Managing schemes during the defects liability period, including following up reported defects and liaising with customers and contractors.
  • Assist in the identification of new development opportunities to meet the organisation's growth and profitability targets; supported by maintaining a strong network of contacts.
  • Undertake feasibility studies and financial appraisals of potential new developments.
  • Assist with the development of scheme concepts and the preparation of options appraisals to determine best and optimal use.
  • Undertake market research to support value assumptions, absorption rates and product mix.
  • Manage the acquisition process of land and property.
  • Sharing of information with internal departments through appropriate channels at handover such as Sequel, property attributes H&S files, address schedules, warranty information, etc.
  • Liaison with consultants, solicitors, valuers, local authority, contractors, developers and if necessary, Homes England representatives.
  • Liaison with all internal departments to ensure effective communication.
  • Assist in the development of less experienced team members.
  • Preparation of files for audit, external plot sales solicitors and for submission to lending authorities (in accordance with the organisation's and funder's requirements).
  • Where appropriate assist colleagues with information gathering, investigations, warranty claims and rectification works related to latent defects.
  • Assist with continually reviewing and improving the Development Procedure Guide in line with lessons learnt on projects.
  • Represent Cube at external meetings with agencies, funders, customers etc. as appropriate, some of which may be outside usual hours.
  • Any other appropriate duties that may be required.

What you'll need:


  • Membership of, or currently working towards membership of a relevant professional body (e.g., RICS, CIOB, APM) is also desirable.
  • Previous experience in property development delivery is highly desirable.
  • Project management experience and a trackrecord of delivery; on budget, on time and to high quality standards.
  • Knowledge of the property development process; the built environment and the principles of good design.
  • Knowledge of building contract procurement and contract management.
  • Ability to produce development appraisals.
  • Experience of working within a prescribed framework, but capable of thinking creatively to resolve problems.
  • Ability to develop Cube Home's profile and generate new business.
  • Ability to liaise effectively with other departments to ensure delivery of wider corporate goals.
  • Ability to produce accurate and concise reports; including cashflow reports.
  • Experience of using Argus and Sequel (or other similar appraisal and cashflow management software).
  • Excellent verbal and written communication skills.
  • Ability to represent Cube Homes (and Great Places) at a variety of levels.
  • Selfsufficiency in terms of admin.
  • IT literate including Microsoft Teams, Outlook, Excel, Word and SharePoint.
  • Excellent customer service skills.
  • Experience of generating new business opportunities.
  • Understanding of residential market dynamics.
  • Other relevant experience in property development and delivery.
  • Flexible.
