Job description:


  • We are seeking a highly organized and proactive Maintenance Technician to join the team at a highrise residential development consisting of 335 apartments.
  • As the Maintenance Technician, you will be responsible for ensuring the appearance and smooth operation of the entire scheme, including apartments and communal spaces. Collaborating with colleagues, the block manager, and thirdparty contractors, you will perform daytoday checks, repairs, and maintenance tasks.
  • Key Responsibilities:
  • Mobilization & Defects:
  • Assist the GM in the handover process from the contractor, including snagging of apartments and communal spaces.
  • Coordinate with contractors to report, manage, and resolve defects.
  • Building Management:
  • Diagnose and repair issues in resident apartments, including appliance fixes, painting, and joinery repairs.
  • Manage maintenance requests using a CRM system, ensuring timely completion.
  • Keep residents updated on progress and take ownership of successful completion.
  • Maintain stock levels of tools, equipment, and supplies.
  • Ensure cleanliness and maintenance of all areas, including the building exterior, car parks, and communal areas.
  • Assist with furniture moves between apartments.
  • Health & Safety:
  • Conduct daily inspections of the building and plant rooms to ensure compliance and safety.
  • Report and address any compliance issues using H&S and PPM software.
  • Perform apartment checks and flushing of taps and showers.
  • Collaborate with the Block Manager for planned preventive maintenance (PPM) visits.
  • Contractor Management:
  • Identify, test, and appoint contractors as required, negotiating costeffective rates.
  • Manage onsite contractors and approve completed works.
  • Ensure work permits are inspected and issued before commencement.
  • Turnarounds:
  • Conduct precheck in and precheck out inspections to maintain consistent standards.
  • Efficiently manage apartment turnarounds, planning workload and minimizing void time.
  • Perform minor repairs, painting, and decorating to ensure high standards for new tenants.
  • Customer Service:
  • Create a warm and welcoming environment for residents and visitors.
  • Meet all service level agreements (SLAs) for apartment works.
  • Proactively engage with residents by informing them of upcoming events or initiatives.

Your Profile:

  • Highly organized and thrives in a fastpaced environment.
  • Able to manage workload independently and proactively.
  • Resourceful problemsolver with technical knowledge in residential repair, including carpentry, joinery, painting, and decorating.
  • Basic plumbing and electrical experience preferred, along with Health & Safety compliance or IOSH certification.
  • Previous experience in residential or hospitality sectors advantageous.
  • Track record of overseeing health and safety compliance and planned preventive maintenance.
  • Genuine passion for delivering excellent customer service.
