The role is to ensure that residents have an enjoyable place to live.

The position encompasses many facets, which include regular checks on the residents, assisting with basic "caretaker roles" such as changing light bulbs, replacing tap washers to being prepared to have a listening ear.

To make sure that repairs are carried out quickly and effectively using the approved list of contractors.

Understand the use of site systems and equipment, carry out appropriate checks and tests and monitor the activities of maintenance contractors.

Be flexible with working hours as may need to wait for emergency services to arrive or if contractors are working late.

To maintain the Security of the estate and maintain Health and Safety requirements in accordance with Health and Safety policies and the site-specific risk assessment.

Carry out fire alarm, emergency lighting, alarm system checks and other checks including site inspections to the required timescales.

Supervising the cleaner and their duties for the communal areas.

To assist with marketing a property and help new residents to settle in and understand how all the services operate.

To provide advice on rent and service charge payments and help with claims for benefit entitlement.

Ensure the residents are aware of their rights and responsibilities in the tenancy agreement or lease.

Provide, arrange or facilitate support to residents in the event of their short-term illness.

Act as facilitator to ensure that residents receive the care and support services and advice that they require from statutory and other bodies.

A driving licence would be advantageous as you may be required to attend due to occasional call outs on an evening or weekend.

Ideally you should be within a 10-mile radius of the work place.

Data Protection and basic PC knowledge will be needed. First Aid certificate will be required or training will be provided to gain the required certificate. Training will be also be given on Safeguarding, care and welfare of the residents.

Undertake any other duties in line with the general level of responsibility of the post.

There is a no smoking policy in force in this building, including all communal areas and all the individual flats.
