Description

An experienced Block Property Manager / Site Manager with at least 2 years of experience is needed to join our team at Homestead Consultancy Services Ltd based in Lytham St.

Annes. We are an award-winning company and have over 40 years of residential propertymanagement experience.

You will be provided with a company phone, tablet and laptop. You will also be given a mileage allowance to excel in this role.

About Us
We currently manage the servicing, maintenance and repairs for over 7,000 properties across 217 separate developments.

The mainstay of our work is to manage residential service charges and deal with the block management of flats and estates.


This involves arranging contracts for landscaping, cleaning and window cleaning services, general repairs and maintenance to the exterior and communal areas of the properties and, in liaison with resident Directors, setting service charge budgets, raisingsubsequent invoices and collecting payments.


Key Responsibilities:


  • To carry out site visits to check on the upkeep of the developments you are responsible for and to arrange any necessary works
  • To liaise with residents and directors regarding issues on site
  • Update minutes and checklists and liaise with office support to action and distribute minutes
  • To arrange for quotes/estimates to be obtained from contractors for works required
  • Ensuring detailed information is provided to enable appropriate contracts to be set up
  • To prepare and manage annual budgets for client developments based on accounting and lease information available
  • Ensuring the circulation of budgets before the beginning of each financial year
  • To manage your time and diary effectively
  • To provide regular updates to the Senior Site Manager on operation problems and
- site issues

  • Attend training courses/webinars to keep up to date with current legislation and to obtain the IRPM Qualification

Required Skills:


  • Knowledge of preparing Section 20's under the Landlord and Tenant Act 1985 for major works
  • Working knowledge of Health and Safety legislation, buildings insurance and ARMA Q standards
  • To understand and interpret leases
  • To attend and chair meetings on behalf of the residential management companies
  • Ability to be assertive and confident when speaking on the telephone
  • Ability to maintain confidentiality
  • Ability to use initiative, prioritise workload and ensure deadlines are met
  • Willingness to be adaptable and flexible
  • Must have a good sense of humour

Required Experience:


  • Minimum of 2 years experience of working in residential property management
  • Preferably IRPM Qualified or willing to work towards the IRPM Member qualification
  • Experience in the management of building works is an advantage
  • Excellent customer service, interpersonal/communication skills
  • Must have the use of own car and a clean driving licence
