Job Summary
To assist the Premises Team in a full caretaking, portering, repair and grounds maintenance service and to achieve the standards required by the school.
To assist in ensuring that the premises are maintained to a high standard and will be expected to work on your initiative to achieve these ends.
To perform all work safely to eliminate risks to personnel, buildings, and equipment.
A shift rota is in place - Monday to Friday 7am-4pm or 13.30pm-22.30pm, additionally some weekend work is required on an ad hoc basis, paid at the appropriate overtime rate.
PREMISES DUTIES
- Ensure all doors, windows and gates are secured or opened at the specified times
- Setting/unsetting of all building intruder and fire alarm systems
- Turning off lights and electrical equipment after school hours
- Adjust heating/hot water boiler, extract fan and lighting time clocks and/or thermostats to maintain the desired building and site environmental conditions
- Arranging seating and equipment in Assembly Hall according to daily schedule
- Setting up furniture, equipment and signage for events and resetting afterwards
- Deliver parcels and equipment around the site and distribute supplies as required
- Keep the estate clean in respect of emptying external waste bins, litter picking, packaging disposal, sweeping of pathways, roadways, tennis courts and providing an emergency clear up service in emergencies
- Undertake the escorting of contractors and visitors on the campus and give them access to specified areas
- Assist with the maintenance of rental properties
- Set up areas for public and school examinations with clocks, furniture, and notices
- Carry out other reasonable duties within the general nature of the job as requested by your line manager
- Handover work in hand to colleague when leaving site
HEALTH AND SAFETY
- Carry out regular workplace and site inspections, record findings, take immediate action where appropriate and agree time period to complete findings. Report significant findings to the
- Carry out regular fire safety maintenance and maintain the appropriate records
- Responsible for ensuring that Risk Assessments are carried out as appropriate and that guidelines and advice provided are always followed
- Undertake routine fire alarm call point testing and record in logbook
- Be responsible for Fire Marshall duties to efficiently evacuate given areas of the school on fire alarm activation
- Lockdown Alarm: be responsible for assisting the Premises Team carrying lockdown duties and genuine alarms, ensuring the site is locked down and as safe as possible, to reduce the threat of an intruder.
- Action immediately remedial work or clearance of obstructions/spillages of any potential risk or hazard observed or reported in all areas of buildings and grounds
- Assist in maintaining the required registers including ladders, asbestos, boilers, and service reports
MINOR REPAIR DUTIES
- Carry out minor repairs to buildings, services, furniture, and equipment only after Risk Assessment of the work has been approved
- Undertake both internal and external painting and decorating work on the site
- Ensure all doors, door closers, locks, security systems, windows and blinds are fully operational, and adjustments made whenever necessary
- Keep all classroom furniture, lockers, and equipment in safe working order
- Take on the immediate repair of damaged carpeting, stairs, and flooring on site
- Repair or replace toilet seats, consumable dispensers, and cubicle door locks to ensure all toilet facilities are usable at all times throughout the day
- Unblock any drains, gutters or services and repair leaks, tap washers, hot water boilers, radiators, thermostats, and water related services
- Change fluorescent tubes and starters, light bulbs, projector lamps and plug fuses
- Undertake small installation and building projects to meet the school development plan
- Assist with any related work where teamwork is required to achieve the set task
GROUNDS MAINTENANCE
- Cut all grass weekly during the growing season and compost or dispose of grass cuttings to eliminate grass being brought into buildings
- Weed, mulch, feed, and water all flower beds, borders, and shrubberies throughout the year
- Cut hedges, prune trees and shrubs, dispose of trimmings and sweep area clean
- Mark out sports pitches on field as requested and remark as necessary
- Ensure pathways, entrances, playing courts and roadways are free of leaves and litter
