Job Summary:
Macdonald & Company are excited to be working with a London based Property Company who are seeking a Team Lead to assist the senior managers with the efficient and effective management of a designated commercial property portfolio.
The portfolio will include a mixture of Office, Retail and some non-residential/mixed-use assets.You will also be responsible to supervise the team of a number of commercial management surveyors, all with the overriding aim of maximising rental income and reducing costs.
You will also identify asset management opportunities and discuss these with senior management, working as necessary with the Group's development consultants.
Responsibilities:
- Prepare Service Charge Budgets and monitor expenditure throughout the course of the financial year
- Undertake new lettings, rent reviews and lease renewals
- Identify Asset Management opportunities including refurbishments works
- Read and interpret leases to ensure that the portfolio is managed in accordance with the provision of the lease
- Report all offers, with recommendations, to the Executive Management team
- Deal with lease expiries and assignments
- Maintain property records
- Undertake routine property inspections and identify any breaches and defects/maintenance issues
- Manage contractors to ensure that works are carried out to a high standard
- Work with the Regional Surveyor to identify and implement "major works" projects
About You:
- Ideally MRICS Qualified, however not essential for those with suitable experience
- Sound working knowledge of Landlord and Tenant legislation, H&S legislations and RICS Guidelines
- Minimum of 3 years' management experience in a teamorientated workplace
- Confident in communicating with colleagues at all levels within the business
- Ability to multitask and work well under pressure
