About the job


The role will include working closely with Train Operating Companies and the Rail Procurement Team to ensure the Property Project Management related contracts are efficiently procured with appropriate levels of service and quality in place, and in compliant with UCR/PCR requirements.

Working closely with the Head of Programmes to support on develop on MS Project and Primevera Project programmes for the Property Portfolio.


Your main responsibilities will be:


  • Work with our Legal Support on the selection, preparation, and execution of appropriate Industry Standard (JCT/NEC) Construction Contracts.
  • Ensure that external FW and other Consultants observe the provisions of their appointments including cost control procedures and the change authorisation procedure agreed with the Client.
  • Ensure all property projects are compliant with the Construction Design Management (CDM) regulations together with relevant TOC Safety Management Procedures
  • Effective, structured management of PM team supported by appropriate management processes, leading by example in regular team meetings, one to ones, objective setting, and performance appraisals.
  • Lead on the management of Project Cost reporting and monitoring to ensure that the overall project budget remains within the approved CAPEX and other delegated authority levels. In the event of inconsistencies report such matters to the Property Director.
  • Ensure that Project Phase Readiness Reviews and stage targets are met, and corrective actions are instigated following any shortcomings identified.
  • Ensure the PM team deliver projects in terms of quality and performance including all necessary backup documents (e.g., warranties, H&S files, etc)
  • Ensure that projects are fully aligned to Group/Rail Insurance requirements and that appropriate Performance Bonds, Payment Guarantees and other are in place and contractually complaint.
  • Prepare and submit monthly Project Rail Business Review (RBR) Project reports to Rail Property Director
  • Attend weekly, monthly, and quarterly meeting and embrace Rail Property policies and procedure.
  • Support our Projects Compliance and Audit teams on the ongoing compliance review process and continuous development opportunities.
  • Build effective professional relationships at senior level within relevant TOC's that ensure these key internal customers are fully engaged in and support delivery of the Project management strategies through timely decision making and provision of resources when required.
  • Maintenance of own continued professional development to effectively oversee direction and performance monitoring of thirdparty professional suppliers.

You'll need to be:


  • Property Senior Manager with at least 10 years' experience of property project management within the rail sector.
  • Chartered Member of relevant Professional Institute (MCIOB, RICS, APM etc)
  • Strong interpersonal skills are required to ensure adequate liaison with all levels of the business that will assist in delivering aspirations fairly and effectively.
  • Able to develop & implement appropriate strategies that support the corporate goals of Rail Property
  • Able to display a leadership style and set of behaviours that motivates and contributes to the development of a positive leadership culture within the business.
  • Always work in a cross functional manner as is necessary to meet local & corporate goals.
  • Proactively use the knowledge and skills gained through management development & feedback mechanisms to support your own continuous learning and improved job performance.
