Housing Acquisition Surveyor

Purpose
To work within a small team identifying residential property (s106, open market) available in the market and off market, to support the Strategic client to evaluate opportunities and where instructed to negotiate appropriate terms to secure the acquisition seeing the job through to legal completion and handover into the Housing Providers management system.
Knowledge, Skills and Experience
- Qualified with demonstrable experience in a relevant field
- RICS Charted Surveyor, equivalent professional qualification, FAAV or experience.
- Experience of managing a portfolio of properties in a range of professional activities including valuation, negotiation, sale & acquisition, landlord & tenant and property management.
- Experience of strategic asset management planning and review
- A good understanding and knowledge of property legislation
- Awareness of Health & Safety legislation and maintaining a compliant estate
- Application/
- Experience on working in project management experience, working in multidisciplinary teams.
- Financial management and planning, working with complex budgets
- Good level of commercial acumen, and ability to act commercially in a public service environment.
- A good level of professional judgement, ability to make difficult and contentious decisions, and resilience to manage the impact of these decisions
- Good relationship management ability to manage and create constructive working relationships with a range of stakeholders
- Ability to work flexibly and proactively, demonstrating clear, creative and strategic thinking to resolve complex and contentious issues, such as property disputes, compensation claims.
- A track record of involvement in change management,
- A track record of successfully working with partners and external bodies to achieve organisation aims and objectives.
- Excellent communication skills and the ability to negotiate with stakeholders on complex issues and develop productive working relationships with senior individuals
- The normal duties of the role may involve travel on a regular or occasional basis. It is a condition of employment that the role holder can exercise satisfactory travel mobility in order to fulfil the obligations of the role.
- For those journeys where an alternative form of transport is unavailable or impracticable the role holder will be required to provide a suitable vehicle.
