**Repairs Manager - Social Housing


Salary:
£48k - £20k

Based in Birmingham

Permanent, full-time**Our client is an innovative, and award winning Social Housing provider who are looking for a Production Manager to join their in house maintenance division.

The key function of this role is to manage the team of trades delivering the repairs service anddisrepairs and litigation service ensuring a high quality and commercially focused service is delivered.


Key Responsibilities

Additional duties include:

  • To lead and ensure the efficient management of the reactive repairs, disrepairs and litigation of our client's day to day and to ensure those properties meet the required housing and quality standards, whilst maximising resident satisfaction and contributingto business performance and financial strength.
  • Ensure that all activities undertaken meet the client's business objectives, turnaround times and other key performance indicators and work/ quality standards. Develop and maintain procedures for responding quickly and effectively to complaints and enquiriesfrom members and customers.
  • Work collaboratively with lettings and others across the company to ensure the delivery of the neighbourhood and the wider client's objectives are achieved. Develop partnerships with other internal partners/ services and external organisations/partners/stakeholdersin order to facilitate the effective management and maintenance of day to day repairs.
  • Maintain effective relationships with key stakeholders, clients, contractors and residents, whilst promoting and championing our client's values and standards at all times. Deal with escalations of complaints including disrepairs and Environmental HealthNotices (EHN).
  • To effectively manage a maintenance budget and authorise spends up to agreed levels whilst maximising cost effectiveness and having regard for financial strength.
  • Ensure compliance of the day to day or void teams in respect of governance and adherence to the relevant statutory and regulatory provisions, including health & safety.
  • Maintain the necessary records and management systems to enable the production of reports to demonstrate and monitor all the day to day or void maintenance work.
  • Manage risks associated with Direct Maintenance for the area and put in place systems and practices to eradicate or minimise such risks.

About you:


  • Knowledge of H&S legislation and statutory requirements including COSHH and IEE regulations
  • Working knowledge of CDM and building regulations
  • Proven man management skills
  • Proven knowledge and experience in exercising strict financial control of significant budgets
  • Good interpersonal skills

  • IT literate
  • Driving Licence
  • Understanding of Partnering and open book practices
  • Relevant professional qualifications
  • Exposure to financial information including P&L
