ESSENTIAL
The ability to work to a tight schedule and respond to instructions rigorously and on time.

Experience of managing consultants and contractors.
RELEVANT QUALIFICATIONS AND TRAINING
ESSENTIAL
HNC/HNC or comparative qualification in a field of construction compliance (e.g Fire Safety)
Full driving licence.
DESIRABLE
A recognised professional degree or qualification in a field involving construction.
A recognised qualification for Managing Asbestos in Buildings (e.g. P405).
A recognised qualification and experience of carrying out fire risk assessments.
Member of a relevant professional body.
RELEVANT EXPERIENCE
ESSENTIAL
5 years' experience in the work field.
DESIRABLE
Experience of analysing data/technical reports and inputting into asset management systems.
Experience of arranging and managing construction contracts.
SKILLS AND SPECIALIST KNOWLEDGE
ESSENTIAL
An understanding of computer systems and the ability to use them.
Knowledge of asset management computer systems and comfortable in using them.
A good understanding of construction legislation and regulations.
A good and clear understanding of Health and Safety regulations.

Able to follow a conversation or discussion through the medium of Welsh and English on a professional level and discuss general day to day topics in the field in order to present information and express opinions.
Able to provide a presentation that has been prepared beforehand and respond to any comments and questions on it through the medium of Welsh and EnglishReading and Comprehension
Able to understand standard written Welsh and English, both formal and informal.
Able to gather information from various sources such as letters, reports, and articles in Welsh and English in order to fulfil the post.

- Assist the Building Safety and Planned Maintenance Manager to ensure that the Council's Compliance procedures and Health and Safety policies are followed to ensure that the Council's corporate buildings are suitable for use.
- Ensure that the Council has a full picture and understanding of the condition of its buildings.
- Support site managers to complete their duties in terms of managing and maintaining Council buildings.
- Ensure that the people of Gwynedd are at the centre of everything we do.
Equipment - Measuring equipment, camera, mobile phone, etc.
Main Duties.
- Assist with managing and developing Council procedures to ensure Compliance with Health and Safety legislation in relation with Council property.
- Carry out thorough Property inspections of Council buildings, in consultation with the users of the buildings.
- Interpret the results of the service reports, and use the information to help draw up the Property inspections.
- Interpret the data around demand for work and use the information to help draw up the condition inspections.
- Support the preparation of programmed maintenance work.
- Regularly update and analyse the data on the condition of the building stock.
- Valuate and create a brief to commission programmed and compliance work.
- Lead and advise on the Council's right to work procedure.
- Ensure that site managers are aware of their maintenance responsibilities as agreed in the service level agreement.
- Ensure that site managers are aware of the issues identified in the condition survey which are their responsibility to act upon, and monitor that they undertake the work to a set standard and on time.
- Ensure that the Council's information systems are updated following any work to a building.
- Commission work by other teams within the Council, and from external consultants.
