Job Title:

Maintenance and Grounds Person


Salary:

£10.50 to £12.50 per hour.

Flexible hours (between 20 to 40 hours per week to be agreed with Manager)


Working Arrangements:

Work flexibly, to meet the needs of the business. This can include weekends and bank holidays.


Reports to:

Registered Manager


Accountable to:

Registered Manager and Head Teacher

Overall Objective:

To work across both sites managing maintenance of the premises and equipment to meet organisational and regulatory requirements.

To ensure cost effective, efficient and effective maintenance of the buildings, outbuildings, equipment, plant and grounds. Managing the upkeep and maintenance across both sites in a timely manner, safely and within allocated budgets.


Qualifications & Training:

Previous knowledge of working in a similar environment and direct line management experience desirable.


Health & Safety:


All employees have a statutory duty of care for their own personal safety and that of others who may be affected by their acts or omissions.


Employees are required to co-operate with management to enable Aspiration House to meets its own legal duties and to report any hazardous situations or defective equipment.


Maintenance of buildings and equipment:


  • Supporting any large and complex projects and taking into consideration any issues that are either operational, environmental, or ecological.
  • Making concrete and effective decisions to ensure that deadlines are consistently met.
  • Planning preventative maintenance and creating schedules to ensure that work is fit for purpose and meets the demand of the people in our care.
  • Liaising with the Site Managers to forward plan and budget for ongoing replacement building features and equipment
  • Troubleshoot problems and prioritise the work
  • Respond to emergency queries and if not able to fix immediately, safely secure the area until able to complete the work
  • To ensure that all work carried out is of a high specification and professional quality.

Compliance:


  • Audit daily, weekly and monthly checks on each site to ensure compliance with organisational and legislative requirements.
  • Audit all maintenance checks and paperwork to ensure compliance with regulatory standards make certain they are kept uptodate at all times, ready for an inspection.
  • Coordinating the monitoring of M&E equipment including; the setting of heating controls and boilers; checking water, electricity and gas meters and reporting any discrepancies and assist in the testing of electrical system i.e PAT Testing, Legionnaires
  • Carrying out weekly checks of the fire alarm system and recording this accurately.
  • Ensure that all security systems are operable and help to maintain the security of the site.

General:


  • Must have manual dexterity, as they work constantly with different equipment and machinery and work within the remits of the Health and Safety at Work Act
  • To calculate physical measurements and figures, measure up, plan and carry out maintenance work
  • Able to lift, move and store heavy objects, using correct manual handling techniques
  • Basic knowledge and experience of hand and power tools such as screwdrivers, wrenches, hammers, saws, drills and electronic testing instruments to carry various jobs
  • Ensure that any potential hazards are cordoned off and reported promptly to the appropriate person.
  • Preempting bad weather warnings and preparing the outside area by keeping paths and entrances free of any hazards including snow and ice.
  • Overall responsible for the security and upkeep of master keys for all the sites.
  • To carry out any additional maintenance work as directed by the onsite or oncall manager.
  • Manage internal or external contractors and monitor the safe working practices, security and standard of the work whilst they are working onsite.
  • Maintains continuity among maintenance teams and contractors by documenting and communicating actions, irregularities, and continuing needs.
  • Ensure the property grounds are maintained and kept safe.
