Salary: £17-£22 per hour

Role

Working in a team of Building Surveyors, you'll oversee the delivery of an excellent maintenance and repairs service and help the organisation in their path to net zero and energy efficient homes.

Main Responsibilities:


  • Overseeing all maintenance related work, supporting your customers to live in well maintained and safe homes.
  • Overseeing ordered works (planned, reactive void and cyclical) ensuring we deliver within time, to a high standard and in line with statutory requirements, via a programme of pre and post work inspections.
  • Administer Physical Adaptation Grant (PAG) works to ensure tenants receive a highquality experience with works completed to a high standard and are fit for purpose.
  • Contract management including energy efficiency retrofit projects.
  • Ensuring all grant claims are made in a timely manner and claimed appropriately.
  • Delivering quick and efficient void repairs so our homes are ready to let quickly.
  • Carrying out reactive inspections, assess and correctly instructing the required work as a result and keeping in close contact with customers.
  • Engaging with external contractors to procure and manage large scale works that clearly demonstrates value for money and highquality delivery.
  • Identifying any homes experiencing damp and mould and ensuring the causes are resolved.
  • Assisting in the organisation's response to any claims of disrepair including surveys, reports, ensuring repairs are completed and the organisation's liability is minimised.
  • Managing insurance claims including liaising with loss adjusters, procuring and managing works and ensuring customer focus.

Personal Specification:

Essential

  • Have, or be working towards, an HNC/HND in a building or construction related qualification
  • Two years' experience of residential building surveying
  • Be a sensitive, clear and emphatic communicator with the ability to connect with your customers and make them feel valued and listened to
  • Able to collate, interpret and act upon data to make informed decisions
  • Excellent IT skills
  • Be resilient, positive and able to offer innovation.
  • Ability to work well under pressure and work under a clear performance management framework.
  • An effective team player who can respond quickly to changing demands and conditions.
  • Ability to drive including valid licence and daily access to a car.
Desirable

  • Knowledge of the housing association sector in Wales
  • Accredited Domestic Energy Assessor (The organisation will provide training if required)
  • Understanding of the requirements of PAS 203
  • Working knowledge of the Control of Asbestos Regulations.
  • Working knowledge of CDM 201
  • Ability to communicate in Welsh or a relevant community language.
  • Delivering a rolling programme of condition surveys to maintain the accuracy of the organisation's stock data
  • Assessing home energy performance as required including issuing energy performance certificates.
  • Working closely with the locality team of Neighbourhood,
  • Income and Inclusion Officers
  • Reporting upon your outcomes across a set of metrics, being able to explain variations in indicators and demonstrate high performance
