Description
This diversified Investment firm are looking for an Investment Manager or Investment Director to join their Real Estate business. This role will oversee the management of the existing portfolio as well as leading on new acquisitions.


The current portfolio is largely residential with a focus on acquiring portfolios then disposing of the assets on an individual basis over time.

They have assets in the South East and South West but are not limited by location.

The role will involve a lotof travelling around existing and potential assets with only 1 day a week in London.


Profile:


  • Demonstrable experience of portfolio management and leading on acquisitions
  • Preferably RICS qualified
  • Selfstarter, proactive and comfortable working independently
  • Good analytical skills relating to investment appraisals
  • Clean driving license and able to travel extensively

Responsibilities:

Financial

  • Maximise income and greater returns on investment
  • Minimise costs and any affiliated risk to the business
  • Monitor and manage the cashflow from properties within the portfolio
  • Assist in the preparation and approval process of property operating budgets.
Reporting

  • Compile weekly reporting schedules and updates
  • Compile initial analysis on potential investment opportunities
  • Assist in the due diligence and underwriting of potential acquisitions.
  • Financial analysis, market studies and industry standard reporting (i.e. variance reporting, discounted cash flows, IRR's, etc.)
  • Prepare financial statements, business activity reports and forecasts
  • Create impact analysis reports and deliver reports to key stakeholders and clients
  • Extensively research relevant markets to determine investment options
Operational

  • Carry out regular site, block and property inspections and visits to existing and potential new investments across the country
  • Ensure the portfolio is Health & Safety compliant, minimising any potential risk to the business
  • Assess and manage risks associated with current assets
  • Work closely with the company's Managing Agents, including monthly management meetings, joint site visits and regular catchup calls.
  • Propose goals and objectives for agents, including KPIs
  • Monitor agent performance on an ongoing basis.
  • Foster and maintain positive client relationships and investors.
  • Work closely with legal partners to report and resolve any arising legal issues
  • Negotiate and propose rental uplift programmes, tenancy renewals and
  • Identify other income streams and
  • Authorise repairs and maintenance expenditure
Administrative

  • Ensure accurate and detailed record keeping
  • Work closely with external accountants
  • Process financial invoices, rebates and demands.
Sales and Disposals

  • Oversee and manage disposal transactions
  • Procure partner estate agents and set goals and objectives for disposals
  • Negotiate sale transactions
  • Work closely with legal partners to ensure the timely and smooth manner of sale transactions
