Job Title:
Building Surveyor


Salary - £35,000 - £42,000

Location - Victoria / Remote (Hybrid) - Must be able to travel to various sites in and around London

Contract Type - Permanent

Overview of project/role
To deliver residential fit-outs, small works (maintenance and repairs) in accordance with Asset Management guidelines and policies and procedures.

To provide building surveying expertise for the Asset Management Dilapidations programme and other works.


Key Accountabilities

  • Plan and manage the effective delivery of the work(s) for which responsible from inception to completion. This includes handover and project close out, coordinating with the operating businesses (should there be any operational implications) in accordance with all company procedures and relevant legislation, ensuring delivery of all TfL / TTLP intended business benefits.
  • Meet agreed programme and cost targets in respect of the planned maintenance programme.
  • Undertake contract administration tasks in relation to external contractors undertaking maintenance works to ensure adherence to specifications and contract conditions and compliance with Asset Management guidelines and policies and all relevant safety requirement and regulations. This will include both pre
- and post-contract duties.

  • Produce defined and accurate instructions to external consultants to undertake detailed planned maintenance surveys, structural surveys etc. as and when required.
  • Carry out property inspections to identify faults and recommend remedial actions, including preparation of appropriate building specifications for proposed maintenance works.
  • Ensure refurbishment of residential properties is undertaken as quickly and cost effectively as possible.
  • Monitor work by tenants in relation to dilapidations and carry out annual inspections and complete unit reports on all properties within the portfolio as necessary.
  • Support all planned and reactive maintenance, upgrade and alterations, dilapidations as well as small projects and works.
  • Comply with current procedures in place in respect of Health & Safety requirements.

Skills, Knowledge & Experience

Knowledge

  • Good working knowledge of CDM 2015, Risk Assessments, and approval of contractor's Method Statements.
  • NEBOSH Certificate or similar in construction or general health and safety is desirable.
  • Knowledge of railway safety requirements when undertaking works on or within operational areas of the railway would be an advantage.
  • Knowledge of the NEC suite of contracts would be an advantage.

Skills

  • Ability to instruct and control external consultants, including determining initial brief and analysis of submitted reports.
  • Ability to undertake building surveys and specify works appropriate to the scale and type covered by the team's remit.
  • Ability to contribute to consultant and contractor procurement processes.
  • Ability to review design proposals in a methodical manner, ensuring compliance and approve.

Experience

  • Demonstrable experience of general property maintenance and repairs, with project values of £10k to £1m.
  • Demonstrable skills and experience of contract administration encompassed within the range of projects described including dealing with contractors from initial enquiry to settlement of final account.
  • Demonstrable skills and experience of undertaking Dilapidations.
