REPORTING TO:

SALARY:
£22,365 - £27,300


HOURS:
Full time/permanent


JOB PURPOSE


Birribi provides residential care and education, meeting the therapeutic needs of children and young people with a variety of complex needs.


We were established to offer specialist care provision in a safe, structured, stable and warm environment for children in West Wales.

We offer opportunities for young people to have positive experiences, meet achievable challenges and progress towards positive futures through solutions focused interventions.


Our Maintenance team is there to provide efficient and effective maintenance support to Birribi, assisting in ensuring all sites are kept presentable, secure, meet health & safety directives, and current legislation.

Maintaining the general appearance and structure of the buildings and surrounding areas is key to ensuring a positive and safe experience for our service users.


JOB ROLE

  • To carry out and maintain an effective maintenance schedule of works to ensure the Homes and other premises are upkept in good order adopting a systematic approach.
  • Make regular checks and inspections of items such as building structure, integral fixtures and equipment.
  • Carry out appropriate day to day repairs to all properties/grounds as & when necessary and to identify where preventative actions or repairs will better maintain the premises.
  • Undertake or oversee cyclical maintenance as agreed with the Head of estates.
  • To maintain the general upkeep of the Homes' grounds, ensuring all vegetation, pathways, driveways and external areas are kept clear.
  • Liaison when required with Head of estates regarding budgetary controls, machinery or tool acquisition.
  • To be able to, alongside the Head of Estates formulate and improve maintenance systems to be the most time effective and cost efficient as possible.
  • Regular progress updates to line manager, including logging of time spent on different projects by team to allow apportionment of costs.
  • Responsibility for:
  • Tool Inventory & Equipment Management.
  • Maintenance Petty Cash Budget.
  • Works Health & Safety.
  • Risk Assessments as & when required, and to be carried out for specific works.
  • Control & regulation of any chemicals or hazardous substances required.
  • Obtaining & record keeping of applicable certification or documentation, such as data control sheets etc.

PERSON SPECIFICATION

  • Flexibility to adopt a hand's on, cando attitude and versatility to cater for the ongoing needs of a steadily expanding SME.
  • Emotional maturity that allows liaison with line management and other team members in a positive and constructive manner.
  • Professional, practical and a good problem solver. Able to understand the sensitive nature of the homes environment and act accordingly to work around the requirements of Homes children & staff wherever possible, exercising due discretion, safety, due diligence and consideration at all times.
**QUALIFICIATIONS & EXPERIENCE

  • Desire to undertake CPD as required.
  • Demonstrate a good general knowledge of working practices and skills required within the building industry/maintenance sector.
  • A driver's licence is essential for the role
