Ad-Hoc and relief cover staff needed for Caretaking role in an apartment complex. _


We're looking for someone to provide holiday and sickness cover and is ideally available for training on
Tuesday 26th or
Wednesday 27th March and can cover a shift on
Thursday 28th March.


There is a caretaker in place so this will be more of a supportive role, the hours will be
08:00- 16:00.



PURPOSE
To ensure that consistently high standards of service are provided with regard to the security and comfort of the residents and the maintenance and cleanliness of the property


DUTIES AND RESPONSIBILITIES

  • You may be required to: _
  • To carry out a daily visual inspection of the property and report any damage/required repairs to the Area office;
  • To check all common parts lighting and replace bulbs/tubes where these are safely accessible (maintain adequate stock of spares);
  • To check the electrical passenger lifts are operating efficiently and replace light bulbs in passenger cars where necessary;
  • To check that all front entrance doors are operating effectively and that keys to all fire exits are in place;
  • To inspect all the common areas ensuring cleaning staff carry out their duties to the required standard;
  • To check all fire extinguishers and fire hoses in the common areas are in place, working efficiently and free from obstruction.
  • With the assistance of the Handyman/Gardener and a Pedestrian-Operated Lift Truck remove refuse container bins to the collection area for collection by the local authority/contractor;
  • To clear any blocked refuse chutes;
  • To sweep out and disinfect refuse bin pits;
  • To return empty bins to pits and slide back safety covers;
  • To return the Pedestrian Lift Truck to the charging area in the garage, top up batteries and place on charge;

General Duties

  • To receive parcel deliveries on behalf of absent residents and ensure they are delivered without undue delay on the resident's return;**:
  • **To periodically check and clean drain gulleys in both underground car parks, test water pumps are operating and remove any blockage from the impeller housing;
  • To unblock any soil or surface drains clean and disinfect where necessary;
  • To request any unauthorised person(s) on site to leave this private property;
  • To assist the Handyman/Gardener in carrying out general maintenance duties on the development;
  • To provide a point of contact between residents and the Area Office;
  • To assist in the removal and disposal of unwanted items of furniture etc from flats;
  • To attend upon residents in emergencies and otherwise during normal duty hours;
  • To undertake minor repairs in the common parts areas;
  • To maintain adequate stocks of cleaning materials and other consumable items;
  • To provide access as necessary for tradesmen and contractors;
  • To arrange emergency attendances of necessary contractors;
  • To liaise as appropriate with other parties such as insurers, District Surveyor and Local Authority representatives;
  • To liaise with Emergency Services in the event of incidents affecting the property;
  • To complete and submit all necessary periodic and other reports etc to the Area office;
  • To regularly inspect empty flats and report as appropriate to the Area office;
  • To receive keys from outgoing Freshwater Group tenants;
  • To effectively supervise the performance of the Handyman/Gardener and two parttime cleaners;
  • To deal appropriately with any parcels delivered by Royal Mail and other parcel carriers:
  • To carry out other duties as may from time to time be directed by the Area office and which are within the capabilities of the job holder.
