We have an exceptional opportunity for
Temporary Property Operations Administrator Support to work on a
part-time basis 20hrs a week from our Keynsham office

Please be advised the contract is initially temporary 2 months lenght

The successful Property Operations Administrator will be:


  • A
    dedicated person to ensure the
    efficient and smooth running of the Management/Administration department of the Branch.
  • Looking after professional image of the Company and provide a
    high quality of service
:


  • To arrange and oversee vacant property
    inspections when the property is vacant, this includes booking the vacant property inspection and making sure they are completed once a month to comply with insurance.
  • Making sure all properties are in a
    lettable condition ready for the new tenants to move in.
  • To deal effectively with both telephone and face to face inquiries, including: dealing with general inquiries;
    booking appointments; taking messages from the
    answer phone and dealing with them accordingly; and organising basic maintenance. Any issues should be reported back any difficulties to the Property Services Manager.
  • To be aware of and to control the full use of all office systems so that the
    office runs efficiently and smoothly

  • To
    monitor requests for repairs and maintenance from tenants or landlords, making sure they are all dealt with quickly and efficiently and ensure contractors, bills, water rates etc. are duly paid.
  • In the absence of the Portfolio Property Manager
    to assist in the negotiation regarding return of dilapidation's and liaise between all parties until satisfactory conclusion.
  • To advise Landlords on
    legal matters (relevant training will be provided).
  • To chase overdue rent and arrange where necessary, carry out checkins, property inspections and checkouts.
  • To maintain within the Branch,
    all company standards and regulations, as outlined in the Staff Handbook and to report back any problems to the Lettings Manager.

This is a 5-day working week not 6 like many other agencies

Please note - A driving licence is essential in consideration for this role.
