Position Title:
Property Manager
Summary:
We are seeking a dedicated Property Manager to oversee the management and operations of our real estate properties.
The Property Manager will be responsible for ensuring the efficient and profitable performance of our properties while maintaining a high level of tenant satisfaction.
This role requires strong leadership, exceptional organizational skills, and the ability to handle various property-related tasks effectively.Responsibilities:
Property Operations Management:
Oversee the day-to-day operations of assigned properties, ensuring they are well-maintained and meet all safety and legal requirements.
Conduct regular property inspections to identify maintenance needs, safety concerns, and potential improvements.
Coordinate repairs, maintenance, and renovations with contractors and vendors to ensure timely and cost-effective solutions.
Tenant Relations:
Respond promptly and professionally to tenant inquiries, complaints, and maintenance requests.
Screen potential tenants, conduct background checks, and oversee the leasing process to ensure qualified and responsible occupants.
Financial Management:
Prepare and manage property budgets, including rent collection, operating expenses, and capital expenditures.
Monitor rent payments, handle delinquencies, and enforce property lease agreements.
Analyze financial data and generate reports on property performance, occupancy rates, and revenue projections.
Marketing and Tenant Acquisition:
Develop and implement marketing strategies to attract new tenants and maintain high occupancy rates.
Advertise vacancies, conduct property tours, and negotiate lease agreements with prospective tenants.
Compliance and Legal:
Ensure compliance with all local, state, and federal regulations governing property management and rental properties.
Stay up-to-date with industry trends and changes in property management laws and regulations.
Team Management:
Supervise property management staff and maintenance teams, providing guidance, training, and performance evaluations.
Requirements:
- Bachelor's degree in business, real estate, property management, or related field (or equivalent experience).
- Proven experience as a Property Manager or similar role, demonstrating successful property management and financial performance is a bonus.
- Strong knowledge of real estate laws, property maintenance, and leasing practices.
- Exceptional communication, negotiation, and problemsolving skills.
- Proficient in property management software and Microsoft Office suite.
- Ability to work independently, prioritize tasks, and handle multiple properties simultaneously.
- Valid driver's license
Salary:
£20,000.00-£23,000.00 per year
