Project Description:

The ABBA project provides alternative temporary accommodation (to bed and breakfast) to homeless people. Occupants will be supported during their stay by a team of support staff, which can be for a few weeks to a few months

Purpose of Role:

We are looking for a
Cleaner/Caretaker to join our team in Swansea.

You will be part of a mobile team working alongside the Property Cleaning & Maintenance Operative as well as undertaking lone working duties.

You will be responsible for the cleaning and upkeep of the 43 properties we manage when they become empty.

You will be required to clean them to a high standard in readiness for the next person to move into.


A driving license and Vehicle is essential for the role and an induction will be given to the successful applicant in all aspects of the job description.

Main Duties, Responsibilities and Person Profile:

Main Duties and Responsibilities

1.

To undertake cleaning and provide support to the Property Cleaning & Maintenance Operative in cleaning and maintaining the ABBA properties
:

a.

To ensure the Accommodation is up to standard and available for a new resident as soon as possible after it becomes vacant, ensuring that all items on the inventory are checked, replaced if needed, and fit for purpose.

b. To carry out any painting or decorating requirements as agreed with the appropriate manager.

c. To carry out minor repairs e.g. replacing lock barrels or screwing back a loose fitting, as necessary.

d. To identify and report repairs and maintenance requirements in any ABBA property.

e.

To manage own workload effectively in order to complete all tasks in line with timescales and schedules agreed with the manager.

f. To liaise between contractors, suppliers and service providers as appropriate

g. To assist the team in educating residents about recycling and waste disposal issues relating to the properties.

h. To report to the appropriate manager any unsatisfactory services provided by external suppliers or contractors.

To complete all documentation associated with the role, including risk assessments, and to return them to the manager as required.


2. To ensure standards of Health and Safety and building maintenance are monitored and maintained.
a. To report issues of concern to the manager promptly as they arise.

b.

To ensure all aspects of Health and Safety practices associated with the role are observed including manual handling, control of substances hazardous to health (COSHH), provision of use of work equipment (PUWER), lone working and asbestos regulations.

c.

To be conscious of the health and safety needs of yourself and others who may be affected by the work you are carrying out including erecting signage and notifying individuals of your presence.

d.

To be responsible for the removal of sharps and dispose of them in the correct manner using the correct equipment.

e. To use the correct tools and materials for the job, and to use them in a safe manner.

f. To keep records of all the materials which are used and store them correctly to meet COSHH regulations.

g. To never undertake a job without the appropriate skills and knowledge.

h. To regularly carry out any necessary maintenance on tools supplied by The Wallich.


3. To assist in the overall running of the project.
a. To work in line with all Wallich policies and procedures.

b. To participate in own supervision.

c. To undertake relevant training

d.

To report to manager regularly informing them of issues arising during the course of the work that require policy decisions.

e. To ensure adequate administrative records are kept.

f.

To develop links with voluntary and statutory bodies in furtherance of the organisation's work and for the benefit of the Service User.

g. To ensure the maintenance of good standards of cleanliness, hygiene and adherence to Health and Safety regulations.

h. To take part in all aspects of lone working as directed by the policy.

i. To partake in a team handover where applicable.

j. To undertake other duties within the remit of the post.


4. Other**a. To work and travel across Swansea, and further afield as and when required.

b. To on occasion drive the project van, helping with move ins as directed.


Person Profile

1. Knowledge
a. Good working knowledge of COSHH regulations.

b. Knowledge of what constitutes good cleaning standards including Deep Clean.
