Our client are property professionals established in Northamptonshire for over 40 years. Their services cover all aspects of residential property; from lettings and management to sales and buy-to-let investments.Their lettings division manages over 1500 properties throughout the county, ranging from studio apartments to seven bedroom listed mansions.

This makes them one of the largest independent letting agents in the UK.
Their credentials, resources and network in the property industry give them a unique position, where they have access to various vendors, applicants and investors.
JOB TITLE:
Graduate Assistant Property Manager
REPORTING TO:
Head of Property Management
KEY RESPONSIBILITIES:
Please note this role offers an immediate start.
An exciting opportunity for a professional to assist in the management of a Portfolio of properties and ensure that the key performance targets are met.
Specific Tasks
Manage portfolio of properties.
Preparation of new inventories using internal systems and associated paperwork.
Update of inventories using internal systems and associated paperwork.
Carry out final inspections using internal systems and associated paperwork. Negotiate dilapidations between Landlord and Tenant to include deposit refunds.
Preparing evidence for any TDS or DPS disputes.
Dealing with general maintenance queries
Preparation of the properties ready for occupation.
Actioning repairs via internal systems. All new issues and issues requiring attention need to be dealt with daily. Ensure funds are taken up front and retentions used for works instructing.
Invoices to be processed within 48 hours of receipt.
Utility management.
Carry out move in's
First property inspection one month after new tenants move in.
Working with Inspections Clerk to ensure all repairs/issues noted following the visits are dealt with via internal systems.
Ensure that all properties are compliant e.g., safety certificates, EPCs, EICR's, Smoke alarms, Carbon Monoxide detectors are in place. All certificates need to be booked 6 weeks in advance at all times. There should be 0 expired certificates without a validreason.
Action the weekly report you are provided to ensure outstanding Certificates & internal systems repairs are followed up and dealt with accordingly.

Educated to The Graduate standard
Diplomatic
Assertive when necessary
Good problem-solving ability
Excellent customer service skills
Full driving licence (use of company vehicle for work if 21 years +)
IT literate
Ability to communicate on all levels
Attention to detail
Committed to CPD
Office/property experience - desirable but not essential
HOURS OF WORK:
8:30-5:30 Monday to Friday with 1 hour lunch. 1 in 4 Saturdays 9-4pm 30 min lunch
SALARY:
Up to £22,000 DOE
