£40,000 - £45,000 dependent on experience
37 hours per week + agile working
Located:
Luton
We have a fulltime opportunity for a Housing Surveyor to work for an established not for profit housing association based in Luton.
You must hold a full driving licence for this role.
Responsibilities Housing Surveyor:
- Undertaking all avoid property and repair inspections to include photographs, schedule of works and provide a report to the repairs/voids scheduler.
- Monitor and manage all disrepair claims, this will include undertaking a full survey, preparing a detailed report and schedule of works.
- Monitor and supervise all trades on the ground to ensure they have the necessary information and equipment to undertake their responsibilities.
- Manage the team fleet to ensure it is correctly maintained, including MOT, servicing and also undertake stock checks monthly.
- Carry out post inspections on all properties as required.
- Being responsible for inspecting and carrying out periodic Health and Safety checks for all properties.
- Liaise with contractors and all relevant other partners.
- Ensure that all H&S paperwork is in order prior to works being undertaken.
- Support the development of capital/compliance and cyclical investment programmes.
- Project manage all capital and cyclical investments.
- Carry out H&S checks on capital and cyclical works.
- Support the Head of Property in recruiting and training of maintenance team.
- Assist with special projects as and when reasonably required by your line manager.
- Coordinate and perform day to day maintenance activities as required.
- Oversee all maintenance inventory and equipment to ensure proper storage and usage.
- Ensure all work is undertaken in accordance with Health and Safety legislation.
- Attend emergency situations outside normal working hours, if necessary.
- Deputise for Head of Property Services during absences.
- Prepare and implement processes and policies.
- Update knowledge by participating in training opportunities to support staff.
- Provide written/verbal reports as required to Head of Property Services.
- Undertake the investigation of complaints if requested.
- Work to minimise any possible disrepair claims.
- Understand and follow policies and procedure always, including H&S, Fairness and Lone Working.
- Take responsibility for undertaking appropriate level of DBS checks every 3 years, updating your manager of any changes in your status.
Skills / Experience:
Housing Surveyor
- Educated to RICS/CIOB accredited degree or equivalent programme relevant to globally recognised surveying.
- Experience in repair and maintenance in residential properties and line management.
- Dealing with disrepair claims.
- Undertaking property inspections and preparing schedule of works.
- Experience of understanding void inspections.
- Good working knowledge of building regulations, including statutory/regulatory requirements and health and safety legislation.
- Experience of delivering high standards of customer service to all customers, internal and external.
- Have the ability to deal with conflicting priorities and complex situations.
- Good verbal and written communication skills.
- Problem solver and sound decisionmaker.
- Highly developed communication and interpersonal skills, able to engage people at all levels.
- Excellent analytical and evaluation skills.
- Excellent influencing skills.
- Experience of managing and supervising staff and contractors.
- Full driving licence.
