We have an exciting opportunity for a Facilities Manager to join the team, supporting our portfolio of luxury developments in Manchester.

You will be responsible for managing the facilities across a market leading PRS portfolio in Manchester including Health and Safety compliance, as well as both Hard and Soft FM delivery.

You will work closely with the onsite Community Managers to support and guide the on-site team and external contractors to deliver outstanding levels of customer service, you will be located on site.

What will you do?

To ensure our customers and their properties are cared for and maintained to the highest possible standards, in line with budgets, service level agreements and regulatory requirements.
To oversee the setup of contracts, along with the delivery of planned and cyclical maintenance, determining the best contractors and suppliers to partner with for specific works.
To work proactively to identify quality and cost effective new contractors and third parties to ensure future works and customer needs are properly catered for.
To maintain oversight of all works and services, ensuring urbanbubble standards are met.
To provide guidance and assistance to residents in a willing and friendly manner to ensure that the highest levels of customer care and service are maintained at all times. To deal effectively with complaints and remain courteous at all times.
To ensure resident/contractor/landlord compliance with statutory and contractual obligations.
To manage key processes such as utility renewals, insurance claims and renewals, H&S reports and accompanying actions
To outline safe operational procedures which identify and take account of all relevant hazards, recommending and implementing necessary changes to working practices as required.
To support the community managers with setting the annual service charge budgets for each site within the portfolio
Completing monthly, quarterly and annual reviews of the service charge in line with the community manager to ensure that all sites are achieving against budget

What are we looking for?

Proven experience in a facilities management role (Residential Property would be advantageous)
Excellent communication skills
Experience in managing contractors
IRPM / ARLA qualification (desirable)
People management skills and the ability to achieve great results through people
Significant experience and proven track record in delivering the highest standards of customer service.
Strong commercial and financial acumen
Knowledgeable in relevant regulations, legislation, guidance and best practice.
Health and Safety must be proficient with current Health, Safety and Environment legislation
Good IT skills
