About The Role:


Salisbury Group has a great

opportunity for a Building Services Supervisor to join our team in Liverpool.


The role of the Building Services Supervisor will be responsible for the management and delivery of all M&E, building fabric and grounds tasks and have a technical background enabling them to fulfil the day-to-day maintenance requirements through direct management of an on-site team with the support of specialist mobile engineers and or subcontractors where required.


The role will be the key point of contact and responsible person for all services under Salisbury's remit, including M&E, building fabric and any other associated services.

Including Supervision of static employees, whilst working in collaboration with the customer and key stakeholders to achieve service excellence.


The supervisor is responsible for the performance management of the team on site and ensuring that resource is allocated appropriately to deliver the service in line with the contractual specification.


Reporting into the Account Management team, the role will be responsible for completing audits, giving regular updates, contractor management and support and any other reasonable managerial requests in line with the service specification.

Principle


Responsibilities:


  • Supervise and perform maintenance activities, ensuring maximum efficiency and mínimal services downtime. The daytoday operation and maintenance of electrical, mechanical, building fabric services, grounds and the maintenance model for preventative maintenance. Attending to reactive calls in line with contractual requirements when required.
  • Supervise all Salisbury delivered services including M&E, building fabric and Associated Services, to ensure delivery is in line with contractual service levels and KPI's.
  • To promote and lead by example the proactive reporting of any faults or operational issues that will influence the building environment and or the customers service levels.
  • Investigate and report in detail upon shortfalls, problems and incidents recommending options for remedial actions.
  • Take responsibility and lead on a behavioral based safety initiative for site Health and Safety matters.
  • Manage and utilise the appropriate permit to work procedures and conduct Risk Assessments, implementing findings and providing recommendations to the Line Manager where necessary. Train other members of staff to implement a permit to work procedure.
  • Manage compliance including statutory and mandatory maintenance works.
  • Manage emergency escalation procedures, being available for call out.
  • Report upon non planned maintenance repairs, replacement, remedial and small project works.
  • Ensure training competence of team and any contractor personnel working on the premises.
  • To conduct audits for all service lines and write detailed reports when required.
  • Understand Client's business activity and interface with Clients key staff, operating as an integral part of the Client's team.
  • Act as a Client representative for all services.
  • To partake in the on call or call out rota as required.
  • Engage with appropriate HR procedures when required to manage the performance of the team.
  • Attend Client meetings and take ownership for completion of actions arising from the meetings.
  • Issue PTW's as and when required.
  • To become a contract authorised person with appropriate training in the given trade (LVAP, HVAP, Water AP and similar)

About You:


Minimum Qualifications, Certifications and Training required

  • GCSE in English and Maths or Equivalent
  • City and Guilds Level 3 qualification
  • Electrical or Mechanical

Knowledge, Skills and Experience for this role

  • Experience of Building Management Systems, Maintenance Management, Contractual Procedures and Health and Safety Compliance
  • Experience of Supervising a team
  • Experience of working with Customers and Stakeholders at different levels throughout business
  • Demonstrate understanding of Health and Safety Policy / Legislation and all direct and indirect Statutory and Mandatory Standards
  • Experience of development, implementation and review of service improvement objectives
