Estate Caretaker

Hours: 35 hours per week


Salary:
Up to £26,583 per annum plus London Allowance of £2557 (salary offered dependent on experience)

You will have a visible presence across our Estates, working with customers, colleagues & contractors, building trust & confidence in our Estate Services.

Your experience of completing general property repairs will be valuable to ensure you are able to provide an effective service and we will expect you to go the extra mile for our customers to ensure their concerns are looked into.

As an Estate Caretaker, you will be:

  • Be a local presence on the estate. Enable customers to report or access services "on-the-spot" in relation to communal areas as they arise, including minor repairs, bulk item removal and friendly advice.
  • Keep the estates clean and tidy. Ensuring that bin stores are accessible, clean and clear of side waste and spillage. Bulk and fly tipped items are reported and removed quickly. This role entails regular exposure to unpleasant conditions and on occasion hazardous materials, which require prompt action.
  • Undertake daily health and safety inspections to ensure that the estate and shared spaces are hazard free from unauthorised objects/storage by customers & contractors. Take prompt action to both record and if necessary, organise removal from site. Ensure that notice boards have current and relevant information.
  • Conduct regular health & safety checks of communal areas and equipment, including fire alarms, emergency lighting, play equipment and fire safety management systems in communal areas.
  • To report and check communal repairs and to escalate health and safety issues.
  • Undertake ad hoc duties such as delivering keys, meter readings, pressure washing, graffiti removal, light bulb replacement in communal areas, and other services as may be needed. Support our more vulnerable customers with minor repairs.
  • Support colleagues with informal estate inspections and conduct site inspections to assist with managing cleaning and grounds maintenance contractors performance by undertaking regular quality checks.
  • Spot and report abandoned vehicles, incidents of crime and nuisance, acts of vandalism and take responsibility as part of the local Neighbourhood Team for, collaborating with customers to put in place local initiatives / campaigns to improve the environment of the estate, including recycling and repurposing initiatives.
  • Manage key and fob access arrangements for the estate.
  • Maintain all equipment in good order and any vehicles supplied in a clean and roadworthy condition, ensuring that all materials are stored safely and accounted for.

Who are we looking for?

  • You'll be literate and numerate
  • An ability to use Microsoft Office products (Word, Excel) for standard documentation
  • Ability to conduct a wide range of small "DIY" repairs.
  • An appreciation of the needs of older or vulnerable people
  • An appreciation of the role of a housing association
  • A current valid driving licence is desirable
