The Post

Estates & Campus Services, Property Management Division is seeking to fill the position of Building Services Supervisor (Core Mechanical/ Plumbing).

This role sits within the Operations and Maintenance team who have responsibility for the maintenance and upkeep of the University Estate, including building fabric, electrical and mechanical building services and hard landscaping such as roads and footpaths.


This is one of three Building Services Supervisors who have responsibility for the day to day supervision of the in-house multi/semi-skilled team undertaking planned preventative maintenance and reactive repairs across the University estate.

This post is key in ensuring an effective and efficient service, responding to emergencies in the most cost effective and efficient manner supporting the University core services and ensure that value for money is achieved overall.

Special Conditions

  • This post will require the post holder to work across the University Estate, accessing all plant areas which may include working at height or in cramped/awkward spaces
  • Occasional out of hours working will be required, generally as part of the Operations and Maintenance team, to support key University events
  • Need for a current driver's licence

Description of Duties

The following duties are not intended to be exhaustive but highlight a number of tasks and accountabilities which the post holder will be expected to fulfil.

The post holder will be expected to support and provide daily supervision to the multi-disciplined trade teams undertaking maintenance, minor project and installation works and the provision of specialist mechanical support for the Campus services infrastructure.


  • Daily Supervision and allocation of works to a multidisciplined trades team
  • Management of estates helpdesk requests ensuring tasks are allocated across the available resources, completed within predetermined response times and that the customer is kept appraised of the progress of the work request
  • Ensuring the delivery of an efficient and effective first line response to emergencies
  • Carrying out testing, fault diagnosis and repair of mechanical/plumbing plant and equipment as necessary to support the inhouse trade's team
  • Advising the inhouse team on maintenance and installation works as required and ensure works are completed to relevant standards
  • Issuing maintenance and minor works to and instructing contractors as required under framework and other maintenance agreements ensuring quality and value for money for works undertaken
  • Participating in procurement processes such as user intelligence groups as necessary to inform procurement strategies
  • Promoting positive working practices and culture that ensure health and safety is given the highest priority
  • Carrying out regular Health and Safety inspections and provide training through tool box talks with staff
  • Undertaking regular audits of work undertaken by the inhouse team to ensure appropriate standards are being maintained
  • Ensuring workshops, work areas and plant areas are kept clean, tidy and free from hazards at all times
  • Identifying and immediately reporting any issues relating to Health & Safety or security of engineering systems initiating any corrective measures as necessary
  • Identifying potential areas within technical sphere of expertise where energy saving measures and improvements can be implemented
  • Ensuring that all documentation i.e. risk assessments, time sheets and repair advice slips are completed accurately and correctly, on time and that all works undertaken comply with risk assessments, safety legislation, University safety policies and procedures and any other applicable regulations
  • Assisting in the site consolidation training for new members of staff including agency staff or contractors/consultants and share local knowledge of engineering services and systems
  • Working within, contributing to and developing standard operating procedures within the Property Management Division
  • Developing a full working knowledge of the Campus infrastructure with particular emphasis on business critical mechanical and electrical components
  • Providing cover as necessary for other trades supervisors in their absence to ensure overall continuity and quality of service

Essential Criteria

  • HNC Mechanical Engineering / C&G Technicians / Advance Craft Certificate or equivalent relevant experience
  • Have completed a recognised apprenticeship (core trade mechanical)
  • Experienced in leading and supervising a technical team
  • A sound knowledge of building services and maintenance works
  • Knowledge of electrical systems
  • Knowledge of LOLER/Pressure systems and PUWER
  • Basic ICT skills including Word, Excel and Outlook
  • Good organisational skills, precision and attention t
