Our sales team are at the forefront of helping buyers get a foot on the property ladder through affordable home ownership solutions such as shared ownership, Rent to Buy or outright sale.


We are now looking to recruit a
Head of Sales who will Lead on all aspects of Onward's strategic growth, planning, marketing campaigns, delivering high levels of performance, whilst ensuring a great customer experience across our housing sales team.


Key duties and responsibilities
Strategy and Risk

  • Develop an overall strategy to new home sales that will support and enhance the growth objectives to deliver 5000 new homes, ensuring Onward delivers its new homes sales targets, and the agreed income and margin is returned.
  • Develop and implement a risk management approach, providing an evidence and research led strategic contribution to Onward's approach to growth and sales strategies.
Market Analysis

  • Provide market analysis based upon research, intelligence from the house builders and other sources of the housing market, to inform our approach to development.
  • Ensure market appraisal and research is carried out on development schemes under consideration to ensure the most appropriate mix and type of housing is considered.
Sales & Financial Planning

  • Work closely with peers to ensure the development pipeline and sales outputs are clearly aligned.
  • Work with the finance team to ensure the development and sales programmes are in budget and on target.
  • Strategic planning and delivery of the development programme ensuring value for money is delivered, and schemes are delivered on time to a high quality with sales and handovers achieved.
Onward Living Brand

  • Work with colleagues in Onward to lead and coordinate the brand development of Onward's home ownership and market rent offer.
Leadership & Management

  • Create a culture within the Sales Team and wider organisation of strong performance management, including financial outputs, sales rates and the customer experience.

About the role


This role is home-based with in the Northwest on England, where there is no daily requirement to attend an office but with flexibility to attend as required according to business need.


What we require?

Essential:


  • Demonstrable knowledge of the housing market, property type sales marketing,
  • Proven experience of leading a high performing team within a challenging environment.
  • Commercial acumen and understanding of maximising sales revenue.
  • Track record of delivering a programme of marketing and communication that will ensure the successful promotion and sale of our new homes
  • Experience building strong relationships with internal, external partners and stakeholders.
  • Experience of managing teams including setting objectives, performance targets and delivery.
  • Experience of leading and developing people.


  • IT skills

  • Microsoft office up to intermediate level.

Qualifications

  • Degree Level qualification preferably within a property related discipline
  • Desirable RICS Membership
